In doing the business of real estate, we often reach decision points as to when certain types of information or issues will need to be disclosed. Early in my career, my then Broker, Ben Zurun said, “When you least want to say something to your buyer or seller about something that may dramatically affect the transaction, that’s when you need to clearly and considerately say it”. I can’t tell how many times that advice has kept me from being sued, saved deals, and guided me in maintaining my professional integrity.

If you were sitting with a rookie agent and could only offer one piece of advice to have the “best” career possible in real estate, what would that be?

Yes. Always disclose. Even if it might cost you the deal.

Dave - Disclosure is paramount.  That is good advice.  I'd also recommend two principles of any good business model in my estimation, Service & Volume.

Steve - you might be surprised about the number of folks who are not upfront and hope it goes away....

Sardi - I agree. With great service, volume follows.

Chuck - maybe this deal, but chances are, with your honest, they will be back for another

Margaret - If they do that, they don't lie awake at night wondering how to get out of a self-inflicted mess.

If whatever you're thinking about doing makes you uneasy, don't.  The exception to this rule is if going out a prospecting makes you uneasy, Do it anyway!

Joe - Even after 21 years, I think a little apprehension is good. It helps keep you sharp and focused on the task at hand. Thanks for the comment.

Dave.... it goes hand in hand with this... "if you have to think for a minute if you should disclose something or not, always disclose it no matter what."

With me, I basically tell my clients everything in the first 15 to 20 minutes and they hardly ever have any questions after. I am upfront and it saves me more time later on because my clients don't have hardly any questions down the road. "full disclosure"....

I agree about the disclosure
On a somewhat different note- the best piece of advice I received came from my first Broker-"Don't worry about the money. Do a good job for people and the money will follow."

I advise my agents to follow the golden rule.  That, and, when in doubt, don't.  Keep your files full of notes, print out your emails, save and document whatever you can. Being prepared has been key in my career.

It's a Good Life!

Leslie - Take it one step beyond real estate - Do what you love and the money will follow.

Fran - agreed. There is no such thing as luck. It seems to happen when well-preparedness meets opportunity.
