Absolutely, and the responsibilities are completely different also - Your responsible from everything from picking out cabinet knobs to what color tissue you put in the accent bags in the closets.

Julea ~ Beautiful! I love all the bedrooms, including the nursery! I believe I just bought that same bedding set you have in the master (last bedroom pic) for one of the master bedrooms I am doing in my condo models! How funny!

Julea- all I can say is WOW!

You absolutely did a fantastic job for this builder! Congratulations on achieving such great results. I also have a builder project that I am going to be starting on, in about two more weeks. My client is wanting to purchase all furnishings and accessories and have me charge just for the staging fee. I am curious did your builder give you a budget to work with, or did you charge the builder a staging and design fee? Also did you rent back furniture and accessories or were these items purchased for your client?

Congrats!! None of the above. After my design direction outlines (Color Boards) are approved, I then work on creating a Budget for each of the projects (Models) - which includes everything from faux painters to window finials. The Budget then gets approved. Everything in the Model is custom purchased, outsourced and installed by me and my team, and will remain with the Models. Once installed, is property of the Builder. Models are typically in use 1-2 years depending on the size of the complex.

I have in the past, rented furniture and merchandise to Builders. - These projects are typically short-term, such as a spec. home or smaller complex.

Absolutely beautiful! I can tell you put a lot of thought and hard work into this project and it certainly shows. Thank you for sharing.
