Two months ago while traveling, I saw a commercial wherein Barbara Corcoran is endorsing a local real estate team. I googled the team, curious as to their online reputation and was surprised to see their online footprint was weak and they had a few bad reviews.

This concerned me as we no longer sit around with a pen and paper while watching TV, waiting to write down phone numbers we see in commercials. Most of us, if interested in the product or service will just google it.

Daily on my computer I see Realtor ads pop up on my screen from my favorite remarketing vendor, Adwerx. Again, curious, I google the agents and teams advertising online. Some look great and others not so much.

I get postcards and mailings at home from local Realtors and I am always curious as to their online presence. Same results.

You pay for marketing every month. Internet, TV, radio and print. You may pay for leads. There are times however where you are not seeing the activity promised you by your vendor representative. Before you complain, you might want to google yourself to see what your prospects are seeing when they look at your online presence. I conducted a poll to see how satisfied advertisers were with their lead results and compared that data with their online presence. The agents with a solid online presence received at least twice as many leads.

In 2014, Placester and T3Experts conducted research regarding online reviews. They found 85% of consumers use online reviews to evaluate local businesses and professionals. They also found 90% trusted peer recommendations like online reviews 6.5 times more then traditional advertising. The percentages of consumers looking to online reviews for Realtors is growing each year.

This makes sense, right? If consumers see your marketing and they google you and you have gold stars everywhere they are motivated to reach out to you.

You need to have a well rounded review presence. Don't put all your eggs in the Zillow basket. If you are a Zillow client you had better have Zillow reviews considering there will be other agents in the search results but you want to focus on Google, Facebook and Yelp. You want to look well rounded as my client Team Ratcliffe does on page one of Google.

The takeaway: You will see more leads and higher conversions if your online reputation is as shiny as your marketing.
