Mid-Year 2016 Real Estate Market Update
This a real estate market activity report for the Historic Highlands neighborhood in Pasadena for the first six months of 2016. Statistical information included in this report has been gathered from our local multiple service(mls) and may not reflect all transactions. In this report I will share closed sales from January through July with a comparison to the same period for the previous two years. Additionally, I am including homes on the market for sale and in escrow.
Historic Highlands consists of approximately 715 per the community website(www.historichighlands.org). The neighborhood was organized in the 1990s and became a Pasadena Historic Landmark District in 2008.
The neighborhood boundaries are generally Washington Boulevard, Lake Avenue, just south of New York Drive and Hill Avenue. Tree-lined streets are represented with homes in a variety of architectural style in sizes from small to quite large. You will find examples of California Craftsman, Colonial, Spanish, Mediterranean, Cottage and even the occasional ranch style.
Filming is common in the neighborhood so you may have seen the Historic Highlands in movies, television or advertising.
In the first six months of 2016, there have been five mls-reported closed transactions. These sales ranged from $590,000 to $1,592,500 with an average price of $1,043,700(median sales price $880,000). They sold at 102.31% of last list price on average. The average price per square foot stands at $495.74 for the period.
There are currently six homes in the Historic Highlands area for sale ranging from $649,000 to $1,499,000 with one additional property in escrow.
From January through June, 2015 there were fourteen closed sales according to mls records. They ranged in sales price from $500,000 to $1,458,000 with an average price of $939,714(median $790,000). They sold at 101.89% of last list price and for $485.34 per square foot.
In the same six month period in 2014, there were twelve sales reported ranging from $410,000 to $1,425,000 with an average price of $880,430(median $876,578). They sold at 106.19% of last list price and for $477.08 per square foot on average.
Homes in Historic Highlands vary greatly in size of home and lot as well as condition. This is definitely not a cookie cutter tract home development. When determining an appropriate list or purchase price, there is a much more extensive
analysis required than exists in this brief report. The difference in average and median price as well as price per square foot has more to do with the mix of homes sold than any significant change in the market. The increase in inventory is a recent development: each property that is currently available for sale has been on the market less than one month.
