Should a Buyer ask the Seller get repairs done or take a credit?

When a home inspection shows that something needs repair, what is the best choice a Home Buyer can make? The choices are often asking the seller to fix it. Asking for a reduction in sales price or asking for a credit so the buyer can fix it. Here in the Manchester NH area, contractors do not have to be licensed, they should be insured but not all are. 

 

Which is why my "Best Advice" is to get estimates and ask the seller for a credit so you can hire a trusted contractor to complete the repairs. There is an however, because if you are getting a FHA mortgage, they may require the work be completed before you close. In those cases i include the words. The seller to hire a professional contractor to complete the repairs. When it comes to an electrician or plumber,they do have to be licensed and i do include the work licensed for those two trades. The key is having an agent who can guide you through the inspection and how to approach the results to protect you.

I think it depends on the work, but yes I'm going through this now with a sale - the seller hired someone to do repairs. The repairs are not completed since the repair guy they hired is now in jail!

Scott, that is great advice. I'd rather choose a licensed and insured contractor over having the seller hire anyone and risk a crappy repair job that may cause delays.

I think it depends on the type of repair, and what the lender will require.  I love the words, "Licensed and Insured Contractor."

Hi Scott - In principle, I agree with your approach, but it's amazing how often, when we eventually list a home we previously sold, those issue wind up never being fixed and the money is long gone.

I also used the words licensed or professional. I want it clear that the seller isn't going to attempt the repairs or hire a family member with limited experience to get them done.

I am of the same mindset when I represent buyers.  Ask for money and do it yourself.  And even when I represent sellers, there is no arguing with money.  You either get it or your don't.  When repairs are done, often they are questioned later.

I have a deal right now where the buyer is handling the repairs before closing and the seller has a cap that will be paid at closing The Bueyr is getting them done to their satisfaction.

Jennifer Mackay I had that with a seller who hired a roofer, paid up front, he started, went to lunch and never came back, we read about is drug induced journey days later

It makes it tough here Myrl Jeffcoat where only electricians and plumbers have to be licensed.

That does happen a lot Debbie Laity , it makes it tough here when only plumbers and electricians have to be licensed. Roofers, flooring people, pavers, framers all do not need a license in NH

Excellent advice;  when I am representing the  buyer and the repairs must be made in advance, we will specify who will do the work when asking for repairs in order to have control over the quality.
