Being Prepared for ... "Worst Case Scenario" in Real Estate

As you probably already know .... not every real estate transaction is smooth sailing and sometimes the unexpected pops up!  Here are a few things that might happen in a "worst case scenario" but I hope it doesn't!

 

  • Oh My ... There's MOLD!! YIKES!  This is why inspections are so important as a buyer AND a seller with a "pre-listing" inspection.
  • Buyers Remorse! Sometimes buyers get caught up in the moment especially if their were several interested parties and there was a bidding war but then the "3 a.m. ... sit straight up in bed thinking what the heck have I done" thoughts start to haunt you!
  • Sellers Remorse!  EVEN WORSE!!  But it can happen! Sometimes sellers start to think about what they really have and have a change of heart or maybe that job transfer didn't come through, etc... 
  • NEW CAR .. OH NO!  The buyers got so excited and thought "New Home = New Car" and went out and got a new car loan before closing!

Very recently I had buyers who were under contract drive up in a shiny new car. I really almost had a stroke. When they came in the door I said "what have you done?"  But as it turned out they bought it with funds from their mattress money that did not change what was in the bank and no loan... so alls well that ends well.
