Virtual tours - Why would anyone NOT have them?

As everyone on Active Rain knows, having an established, viable Web presence is key in today's market.  More and more people are finding the house they want BEFORE they come to their Realtor and they are doing that because they have seen the home ONLINE.

In that context, why anyone would NOT offer virtual tours on their listings is beyond me.  We are in the process of upgrading all our listings to include virtual tours, and until today, I was unaware of how cheaply you can get into the virtual tour business.  With JustSnooping.com's agent service, you can pay a $199 initial fee to get started, then a $25 monthly fee for unlimited listings.  Folks, that's just a no-brainer.  Get your properties started with virtual tours and have happier clients!

Greg - I'm with you, virtual tours and professional quality photos are a must.  I don't understand why anyone would accept anything else.

I agree virtual tours should be offered as part of a marketing plan, but if the property is in less than very good condition a virtual tour could be counter productive.

I market a lot of city row homes, many of which I only want an outside photo for the MLS...I agree that virtual tours are a good thing, BUT, I agree with Rosario here, too much info could kill a possible showing.

I use virtual tours when I think the property required it, but I agree with you that having a virtual tour on your listings really helps. Thanks for sharing.

Great advise to any realtor who is still not using this tool!  Most of the agents I work with utilize the virtual tour with the majority of their listings.  I can't think of a better way to get potential buyers to preview a house.  It use to be that buyers would drive by the neiborhoods to look for listings, and if the curb appeal wasn't very nice you wouldn't even get them to take a look inside.  This is why this tool offers so much more for realtors, because the buyers are able to see inside of more homes than they may have looked at in the past.  Also agents beware:  Make sure the house is clean and staged prior to taking your pictures or virtual tour images.  A messy house only screams "DON'T BUY ME"!
