This post deals strictly with ARROWHEAD WOODS statistics as compared monthly to the prior year's activity. This report is for single-family residences only and does not include lakefront homes, condos or lots. We are tracking information regarding new listings and properties sold. We are also looking at some of the averages - days on market and the list to sale percentages. Lastly, we are seeing how many listings had to reduce their original list prices before they received an acceptable offer.

As compared to April of 2007, numbers are down across the board (the only exception being the number of homes that had to do price reductions before they were able to sell). Number of units sold are less by more than half. Median prices for both new listings and homes sold were down, though not significantly. Number of new listings down by 10% - 8 houses. Average number of days on market relatively stable, but the list to sell percentage dropped by 2.4%.
Though numbers are down as compared to this time last year, the good news is that many agents are feeling a very noticeable increase in business: showing, client contacts, etc. In our office meeting this morning, our broker stated that he feels the market is stabilizing and that we should see this trend continue in the coming months.
