Buying A House Today - Is It The Right Time?

Why now a good time to buy a house.

Interest rates continue to be low.  However, lenders are tightening up requirements and have more realistic expectations about people's abilities to pay ongoing mortgage costs.  Appraisals are being looked at very closely due to realistic lending practices and it is vital to a buyer that they offer based on the current market value of the house. How can a buyer make an informed offer that will make it through the appraisal?  They should ask an experienced professional real estate agent who has access to the most recent market data.  A buyer's agent will use the same market data that the appraiser will use to help the buyer decide what a house is worth.  Only a buyer's agent is able to provide this data to the buyer as a listing agent is working for the seller and can not provide opinion on pricing or value.
   
There are some great bargains however house prices can be a bit confusing right now.  There are a lot of houses out there that are being offered as short sales.  These houses are owned by unfortunate people who owe more than the house is worth.  The short sale price asked may still be higher than market value. Even sellers who are not in trouble are becoming more realistic in pricing their houses to sell. This does not mean that they are giving houses away however.  It is important that the buyer know the current market value of the houses they are looking at.  How can a buyer know the current market value of a house?  Again, they need to ask a professional. A buyer's agent is the answer.

The available inventory of houses for sale is increasing.  There are a lot of choices out there for buyers to search through.  It can be overwhelming to someone who is trying to find the right house on their own.  It is so much easier to work with a buyer's agent who can sort through all the available properties for you and give you the listings for those houses that most closely match your wants and needs.

Scheduling and coordinating viewings can take up a lot of time for a buyer who is going it alone.  With a buyer's agent you get one stop shopping.  You can tour several houses listed by various brokers all in the same trip making better use of the time that you have available.  

Let's face it, you gotta live somewhere so you might as well be building your wealth instead of someone else's. The key is to make an informed choice and not reach above your means.

I don't agree with your above statement. First our opinion should never be brought into the business. We use facts from data. Second, as a dual Agent I have the negotiating power and CAN therefor IMO get a better deal for the buyer. Third, it sounds like your insinuating that the sellers agents are dishonest. That's probably not your intention but as a guy who sells 69% of his own listings as a dual agent I feel offended by that statement. Sorry, don't want to offend you ... just sharing my thoughts. Everything else you wrote is great, I just don't agree that only a buyers agent can give honest information.

I think now is the perfect time to be buying a house.  If I was in the market I would be making offers 20% less than asking if someons says no, then move on to the next.  There are plenty of people that have to sell.... great time for a good deal and great interest rates.

Patrick,

I believe we are all entitled to our opinion. Agency is a difficult thing to explain and each agent I speak with has a different idea of how it works. Different states have varying positions on this also.  If you are working as an agent for the seller as listing agent IMO you can not advocate for a buyers best interest without damaging your seller's best interest.  I feel that single agent dual agency is not in anyones best interest because both buyer and seller are giving up some of their fiduciary rights. You can only do what you feel is the right thing for your clients and hope that it holds up in court if it ever comes down to it. Wishing nothing but the best for you.  We can agree to disagree.

Paddy - I agree with you on your above comment.  Not to say that dual agency is a bad thing and yes maybe some buyers might get a better deal, but when you're working both sides it's hard to walk away from a deal like this smelling like roses.  Usually one of both parties don't completely trust you and your bound to make someone angry.  The sad thing is if you do everything right, but the buyer still feels you didn't represent them well enough or get them the best deal,etc. then that's what they'll remember.  

Patrick (sorry about that Kevin)- I've always felt that dual agency is walking a fine line, because you have to be neutral and I've read a lot of stories about disgruntled buyers or sellers who felt that they didn't get a good deal in the end because of the perception factor.  So my question to you since you have had such great success with dual agency is...  What are you doing to create the perception to both buyer and seller that each is getting a fair deal?  By the way, I'm not attacking, just actually curious on how you handle these situations so I can learn from this.  Thanks!

The perfect time to buy is in your head.  If you think NOW is the time, chances are very good it's the right time - for you.  A case could be made either way, but when everybody THINKS it's the right time, the market will follow.

if you can afford the payment and will stay in the property for an extended period, it's a good time to buy.
