WHAT IS A HOME EVALUATION (CMA-COMPARATIVE MARKET ANALYSIS)?

What is a Home Evaluation, commonly known as a Comparative Market Analysis (CMA)?  When you are in the market to sell or purchase real estate, it is very important to have a CMA done on your property or a property you are thinking about purchasing.

When you are considering selling your home one of our jobs as Realtors is to gather the listings of all the homes that compare to yours, age of your home, square feet, how many bedrooms, bathrooms and if it has a finished basement or not and the listings should not be more than 1.5 miles of your home if possible.

We gather 6 months of sold listings and compare your property to all the active listings in your area, we drive by the sold homes and take tours of the active listings (we actually go inside of these homes), it gives us a better idea on how we can help you price your home in this competitive market.

Nice post Lorinda. It might be a good thing to add....this is how Realtors price your house. But a lender doesn't give didle squat about what the realtor thinks it is worth. They only go by the professional appraisal. Ok, that was alittle harsh. And I feel bad that Realtors work so hard to price it right....then their client gets really pissy when a low ball offer comes in or the appraiser says it is worth less and so the loan won't go thru without some more cash.

I do a Highest Price Analysis, it is a combination of a Comparative Market Analysis and a Trends Analysis Report, showing the months of inventory versus sold, etc. It works very well with clients since it encompasses MORE than most would show.
