April showers bring May flowers in Ann Arbor and a Brighter Market

RhianaK photo stream flickr April ShowersThe 1st day of May is here and it is chilly outside and it has been chilly in market too.  

Last year from April 1st 2007 to April 30th, 2007, we had closed on 148 homes in Ann Arbor.

This April from April 1st to April 30th, 2008, we only closed on 29 homes in Ann Arbor.  Now if that is not discouraging enough, of the 29 that sold, 9 were rentals and three were foreclosure's.

This is discouraging for home sellers who have a home to sell in either Saline or Ann Arbor.

If you include the entire MLS for the Ann Arbor Board of Realtors, this would include all the way from Brooklyn in Lenawee County to Brighton, down through Western Wayne County, there were 373 closings in 2007 in the month of April and only 82 for April 2008.

This means that out of the 1000 Realtors in Ann Arbor Area Board of Realtors, only 82 got a paycheck of any kind in the month of April.

The Missy Caulk TEAM had 9 of those closings in April, making us with about 11% of the total closings. Of the nine closing we had in April, three of the clients were referred to us, and six were buyers from the internet.

I believe our Spring Market is just getting under way, as you can tell by the amount of homes that are now under contract in Ann Arbor. After a wet, cold, rainy April, we are ready.

There is some serious google juice in this blog.

82 out of 1,000.  Ugly...

Those numbers are not fun to look at. You can't spin those to look good no matter how hard you try. (Except for your 11% stat).

Missy, I thought I'd take this opportunity to let you know that your pages load very slowly. you did something that causes your page to take long to load. I think it has something to do with the background. I only started visiting your blog the last few days, so I don't know when this started.

I know that some of the bells and whistles seem like their fun, but they interfere with the content. I subscribed to your blog because I like what you have to say, not because I like your yellow background:-)

although the background is nice, very bright, colorful, etc :-)

Very interesting.  You've got some market activity.  82 agents with a check out of 1000???  That leaves some hungry agents.  Think some of them will get a job.

I'm proud of you for working so hard on the stats.  I love the stats.

I'm proud of you for dumping some of the widgets so I can read the page.  About all I could get before was a lot of pop-ups. 

Which do you mean???

It speaks to the statistics in Real Estate - According to NAR  6% of the Realtors do 94% of the business. There is no 80/20 rule in Real Estate. It's nice to be in select company isn't it :)

Missy, I'm glad to hear you're doing well....and maybe because it doesn't feel like Spring yet the buyers haven't really come out.  I do believe it's imperitive to be able to be found easily on the Internet.
