This is a real estate market activity report for the The Gardens on Hill condominium complex. The complex is located at 333 North Hill Avenue in Pasadena zip code 91106. Statistical information in this report has been gathered from our local multiple listing service (mls) and may not include all transactions in the complex. This report includes units currently for sale as well as closed sales from full year 2012.
Located just a few blocks north of Pasadena City College(PCC) you will find the 34 unit complex which was built in 2007. The Gardens on Hill complex features single level condos ranging in size from studios to three bedroom floor plans with approximate square feet ranging from 433 to 1449.
The entrance to the four story building is quite impressive and leads to a beautifully landscaped central courtyard area with waterscape features. The units themselves have high ceilings, fireplaces, in-unit laundry connections, balconies and quality appointments. Parking is subterranean and there is resident storage as well as indoor guest parking available. There is also one office space as part of the development.
The location is very convenient and close to many schools of higher learning. In addition to PCC, the complex is close to California Institute of Technology(Caltech) and Fuller School of Theology. The Art Center College of Design, while not in the neighborhood is a relatively easy commute. Recently, Kaiser Permanente has announced they are planning to open a medical school in the city.
Additionally, there is a diverse array of cultural, entertainment and recreational opportunities available. Shopping and dining options are abundant from Old Pasadena on the west side of the city to Hastings Ranch on the east. Transportation is easily accessible with the Foothill(210)Freeway just north of the complex. Gardens on Hill is located about midway between the Lake and Allen avenue stations of the Gold Line light rail system.
There is currently one Gardens on Hill condo available for sale. Newly listed, it is a two bedroom, two bath floor plan with approximately 940 square feet and is priced at $469,500. So far in 2016, there have been two mls-reported closed sales. Both were three bedroom/three bath floor plans with approximately 1449 square feet. The first sale closed in March at $640,000(list price $638,000) and was followed in April with a transaction at $598,000(its last list price).
Prior to the sale this year, the most recent mls-referenced sale in the complex was in 2013. This was a short sale that went into escrow in late 2012 and closed in July, 2013. It was a two bedroom, two bath unit with approximately 1020 square feet which closed for $360,000(list price $369,000).
In full year 2012, there were two mls-reported closed transactions. Both were two bedrooms. One was a short sale which sold for $395,000 and the other a standard sale that sold for $400,000.
