Buying a Home in Sacramento Means Negotiating Your Offer

By
Real Estate Agent with Elizabeth Anne Weintraub, Broker DRE #00697006

With some homes in Sacramento, it's very easy to manipulate the situation in order to sell a home for more than list price. Of course, an obvious way to do that is to price the home low, below market value, and try to stir up a feeding frenzy, but that kind of strategy can also backfire. Many homes sell with some sort of negotiation.

I might advise buyers if they definitely want the home, to offer list price, providing it's a fair price. There is nothing wrong with offering a fair price. If it's an 80% desire, maybe offer 5% less. If they don't care at all, then shoot for the jugular. Or some variation therein. You can read more about negotiation tips in my personal blog today at this link: Negotiating Your Offer in Sacramento.

Good morning, Elizabeth --- so is it tomato or tomatoe?   And more importantly, is it vacation time yet?

Great advice, Elizabeth!  The market here for awhile was driving either full price or 'how much above list price are you willing to go?'!  It was insane - the inventory is still low here but, with a bit of a slower summer market, we are better able to negotiate these days.

Elizabeth: Buyers agents need to put themselves into the head of the listing agent who holds a lot of sway with the seller when presenting the offer. Negotiating repairs comes later after the home inspection; don't waste that bargaining chip at the beginning. IMHO.
