It's hot, hot, hot! Did I mention HOT? Ok...so it's pretty warm out there and your house is on the market in Mission Viejo, California. Great! Summer is a good time to sell and we still have time to close before schools head back in the fall. 

But....this is not the time to save money on the air conditioning.

Time after time, I walk into a home and have a note inviting me to turn on the AC if I would like to. Oh come on....when it's 90° outside, we want to. In fact we walk around hoping to catch a moment of cold from a vent and dream about the air conditioning blast in my car. 

We move fast and remember the home as being hot. 

Is that what you want? No, of course not. You want your home to be inviting. It's not inviting if it's a sauna inside. It subtly relays the idea that you do not care about the potential buyers' comfort, and will do anything to save a buck. 

Think about that? 

You are conveying the belief that you are cheap and selfish. Do buyers want to work with that kind of person? Oh sure....you have the designer back splash and granite counter tops. We didn't see them, we were sweating our way through the house as fast as we could.

Stage your home....with the cold stuff. Put on the AC to a slightly cooler than normal level. Leave cold water out for buyers. Give us a reason not to head back into the heat and we might write an offer and just stay.

Karen, A "warm" inviting and welcoming feeling may mean the house is comfortably air conditioned.  What the buyer feels ... they will remember. Hot and uncomfortable is not a good feeling.

YOU ARE SO RIGHT, KAREN!!!  Talk about "penny-wise and pound foolish". Good comment, Kathleen Daniels. It is so much about "feeling". I think the same can be said with lighting. I'm always turning lights off at my house, but I tell my sellers to leave bright lights on all day if they have to. A bright, well-lit house shows so much better. Light makes people "feel" happy and positive. A dark house is a downer. So is a "hot" house in air conditioning season.

All good points!  It also makes you think the stingy seller wasn't maintaining the house as well!

Hi Karen- you're absolutely right with this one!!  Buyers will be distracted by the heat and won't be able or want to view the home.  This is not the time to try to save money on your utility bill.

Amen and Women..."I'm not warm"....yuo may not be but the rest of the world is and how long do you think they'll stay in your house to consider making it homei if they are uncomfortable !

You're right, Karen Fiddler, Broker/Owner .  Buyers will be so distracted by the heat that the only they'll remember is that they couldn't get out of there fast enough.

Agreed!  We had a heat wave last week and in the vacant houses that didn't have the central air on, it was stifling hot and we were in and out in less than 5 minutes.  The houses that are staged including a comfortable temperature and maybe even some cold bottles of water or snacks are a buyer favorite.  One of those houses stuck out and they made an offer.  Thank you for the post.

Summer time is no time to skimp on the A/C and try to save a buck. Buyers want to know it works and you need to make it comfortable to spend enough time in the home that a buyer can really take it all in.

Maybe not as big a concern in southern California, but the reverse is true in the winter.  If we walk into a home that's bone chilly even with our winter jackets on, it certainly doesn't convey the warmth & wonder of being in your new home.
