You want to know what the biggest scam going right now is? Its mold remediation. Some of these guys are absolute Charlotteans. As a home inspector in Charlotte NC I crawl under houses everday and have done so fo over 11 years. I know a healthy crawl and an unhealthy crawl when I see one. An unhealthy crawl will have a chronic moisture problem (moisture in wood in excess of 20%. It will have droopy insulation and fungus. An unhealthy crawl does have conditions conducive for mold and for termites. Then you have a healthy crawl. The moistur level is somewhere betweem 8-17%, dry non drooping insulation, and dry maybe even dusty ground. A healthy crawl does not have conditions conducive for mold or termites. Here is the problem; SOME OF THESE CROOKS.........I MEAN MOLD REMEDIATION SPECIALIST (SOME OF WHICH ARE CERTIFIED BY THE BOCO RATON..WEST INDIES SCHOOL OF MOLD) WILL SAY EVERY SINGLE CRAWL HAS HIGH LEVELS OF TOXIC MOLD AND SCARE THE BUYERS. OF COURSE THEY CAN FIX IT FOR 6 GRAND. iTS A SCAM...I'm not saying they aren't straight shooting mold guys out there and I'm not saying there aren't houses with toxic mold (these usually have CHRONIC MOISTURE problems) I am just say that I have run into a few that are determined to sell 6K worth of remediation no mater if the house really needs it or not.
