If the Kitchen Space is Off, the Deal is Off!

Yes, the condition of your overall home is taken into account by a buyer when viewing the property and determining if they would like to write an offer or not. However, there is one single room that can make or break their decision. The KITCHEN!

Who knew the entire weight of the transaction is in the hands of one single room?

The kitchen has been known to be the main rendezvous for after school snacks, weekend breakfasts, and family dinners. Most kitchens, in recent years, have become equipt to handle more of the centralized socializing than in previous years. Kitchens now have extra counter space and seating for the moments that are more for "hanging out". 

Because of this, kitchens get dirty. You cook, splash grease, burn items in the oven, wash dishes, and dribble food and drinks in the floor. Having a kitchen is a constant chore (especially if you have kids). When buyers are viewing your home, they are looking for that centralized area to spend with their friends and family as well, so they want a clean kitchen! 

If the kitchen space is off the deal is off!

Here are some tips to have your kitchen make the best first impression. 

Cleaning

This is the first and most important step. If you have a dirty kitchen, forget about a good offer, or even an offer at all. The area where you prepare food and entertain guests needs to be spick and span. That means from floor to ceiling. Take a little extra time and some elbow grease and get that kitchen in the best shape possible. 

De-Clutter

We all know that no matter the cabinets or storage in your kitchen, there is never enough room for all of your stuff. Most times, everything ends up on the counter or on the top of the refrigerator. Make sure that there is no clutter visible. You want the space you do have to look as big and open as possible. No one can visualize the counter space if every inch of it is covered with some sort of container or appliance. 

Nix the Personal Items

We know you love the pinch pot of salt on the island that your niece made you in pre-K and the hand-painted pictures of The Ninja Turtles on the refrigerator. BUT.......not everyone else does. The buyers want to visualize the space in your home as theirs. They want to picture their special pieces of artwork on the fridge. Make your home, and especially your kitchen, a blank canvas. 

Clean Your Appliances

In the majority of the homes for sale, the purchase price is including the kitchen appliances (you will need to verify with your Real Estate Agent). This means that the new owners will be using your stove, microwave, and even your dishwasher. They do not want to see the exploded spaghetti sauce in the microwave or the bits of food in the bottom of the dishwasher. Clean It!

Clean Cabinets

Since most kitchens are not fully equipped to handle your array of spices we never use as well as that special pan for oversized turkeys we use once a year, the cabinets get full and cluttered. The new buyers may even have a pan that they use once a year for their oversized turkeys and they need to make sure there is a spot to put it. So make sure that your cabinets show the space available and not jam-packed full of your extras.

 

Staging

Your kitchen needs to start off on the right food. Create a bright space by opening windows and providing the best amount of light possible. Be sure that everything has a place and is in its place. Make it look like a place they would want to be.
