Do you call and ask if a Home is still available before Looking at it?

Would you rather know or take your chances? I bet most people would much rather know than guess and be wrong. BEFORE i show any home I always call and ask if it is available and if there any offers already submitted. I must say that all agents do not update the MLS after a home goes under contract. That is also the case alot of times here in the  Manchester NH area.

 

Therefore I feel it is my duty to know this information before showing my client a home that may not be available. Why get them excited about a home and take the time to show it and write an offer on a home already under contract?

 

I list a great deal of homes. I actually like when other agents call me on my listings because it gives me a chance to update them and promote that listing in real time. Answering calls from buyer agents is part of the duty of a listing agent. If you do not want to answer calls, simply do not list homes for sale.

 

Many Home Sellers may not know or even understand what goes on behind the scenes when listing a home. I can sure bet though they want that agent working on their behalf every chance they get to get buyers to the home, provide real time information, get offers from buyers and negotiate the best price and terms in the quickest mount of time. Many would be pretty mad if they knew an agent was not giving their all to bring about a sale. Yet they hire just any agent to list and sell their home.

LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. 

 

In summary, the key to having a successful purchase or sale can increase simply choosing one of the BEST Agents. In NH that could be me.  

  

   

 

 

It does not take magic to turn your "For Sale" sign into a "Sold" sign. It takes a full time Local Agent who specializes in Listing homes like yours.

Kristin Johnston, Waukesha County Realtor 414-254-6647 when i put a home under contract i cant wait to change it to pending, not sure if others dont have time or just want to see if they can get some more calls off it, either way it is wrong and annoying.

Doug Rogers there are so many not marked as pending, i like that first hand answer whether it is or is not available as well as if there are any offers pending

Will Hamm with many not updating listings, it is easy to occur and something i look to avoid as well.

Anna Banana Kruchten i usually start with a text and then an email and then if they dont answer either, a call. Yes it is sad some dont answer questions on their listings.... and it requires more effort to find the status

Belinda Spillman we have some that dont answer their texts either, but yes, they are more likely to text back. When they dont, a couple of calls gets an answer to stop the calls.

I so agree Chris Ann Cleland and on some homes when the buyer still wants to see if it has offers, they know to make their best offer up front for a better chance of acceptance.
