Does a temporary lease on a home purchase allow for alterations?

According to the Texas Association of Realtors a buyer who moves onto a property before closing  is a tenant. The tenant must obtain in writing a consent from the owner, now the landlord, to make any changes to the property such as the following:

  • Alterations
  • Making holes in walls
  • Painting
  • Decorating
  • Installing improvements
  • Adding fixtures

Basically the tenant should move in and CHILL out until closing.  If the seller does consent to any alterations and the house does not close escrow , then the tenant has spent money on a home he does not own!

I am getting ready to do this myself.  I will make sure I can make alterations prior to purchase.
