When a seller wants to know why their house hasn’t sold and questions what you are or are not doing to get their house sold respond with these words:

 

We are doing everything for you that we do for all the homes we sell and we sell a lot of them. The reason your home isn’t sold is not because of what we haven’t done but because of what you haven’t done. Would you like to talk about that?
 
The above is wonderful dialogue ... it speaks the truth and puts the ball back in their court.
 
Learn these words... Practice them until they spill out of your mouth with ease and conviction and a lot more of your listings will sell and will sell for top dollar.
 
Remember... before you have the signature on the listing the seller rules... after you have the signature you rule... that is if you are serious about getting the house sold... You are the professional and you know or at least you should know how to get a house sold!!!!

It can get difficult to explain the third and fourth time when the seller didn't get it those other times. Looking for new ways to get the message across without accusing takes lots of finesse' and practice.

Some sellers want to get maximum dollars with minimum input and effort on their part.  They have to take responsibility for the condition of the home and understand when it doesn't get interest it is what is seen online with the photos and how the house looks to a potential buyer

Richard and Beth, it's easier and more comfortable to blame the Realtors when the house is not selling, however, there's only so much we could do if the other side is not participating. This is a great script to memorize, practice and implement if necessary.
