Can a Buyer make an offer on more than 1 home at a time?

By
Real Estate Broker/Owner with Godzyk Real Estate Services NH License 033394

Is it possibe to make "many" offers on different homes at the same time asked a Manchester NH area Home Buyer. The simple answer is yes, you can make as many offers as you want, as long as you are prepared to purchase every home you made an offer on.

There is a better way and that is being pre-qualified and making a good offer on the home you like the most. Better offers have a better chance of getting accepted.

The most critical part of Buying or Selling a home is the Agent you choose. They should guide you through each step of the buying process.

You have a choice of agents. Use your choice to hire the BEST agent in your area.

LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. You deserve the best....

Good morning, Scott Godzyk ...I think that's risky business and not how this game is played....

We often have done just that, Scott Godzyk when faced with the HOT Market and multiple offers on available homes.

Good morning Scott Godzyk ,

I agree with Barbara Todaro ..it's risky business to offer on more than one house..why not make a good offer on one and obtain an acceptance!

Scott in my area if buyers can't afford to buy several homes at one time they should not be making several offers.  It was a real problem back in 04 and 05 when buyers were making a lot of offers at once...and then dumping a few of them along the way if a better home came along.

I have had buyers ask me this very question.  There are some listings where the listing agent says they will not respond for 5 days.  In this case, I write language stating that the buyer has the right to make offers on other properties if the seller does not respond quickly enough.  Seems to work like a charm.

Scott, I had that discussion last night with some buyers.  In my market, it is almost a necessity. Multiple offers and homes selling for $100,000 over asking. A home listed at $799,000 (supported by market comps) and sold for $992,000!  No embellishment there

Yes, if you are prepared to buy every home you made an offer on is the way I would answer that question too.

Simple fact now-a-days is that most offers are not accepted at first glance, so you have time to get out Scott Godzyk

Hi Scott - I actually saw someone - not my client - do this on three homes, two of which got accepted. It turned into a nightmare because the one he canceled learned about the other one and disputed the termination for inspection issues. It could have cost him a lot more than the earnest money he forfeited.

Yes Scott, as an investor I do make multiple offers frequently, but then they are always offers I am prepared to close on.

I've had a couple of buyers ask me this question, and I responded just as you did. I'm not in a HOT market, so making multiple offers could get the buyer in trouble.

I tell buyers this isn't a good idea because theoretically two sellers could accept at exactly the same time.

"better offers have a better chance of getting accepted".

Socratic wisdom, I like that.
