Ok, just a little "quickie" today. One of the advantages to participating in ActiveRain is the excellent web exposure that it gives us. Since joining AR, back in June, my web presence has sky rocketed off the charts. That's a very good thing. The consumer has been finding me on GOOGLE searches and I have been fortunate to get quite a bit of business from the Internet since becoming a member of ActiveRain.

I've had my website www.poincianaproperties.com for many years but never really put forth much of an effort into generating web leads. I have a lot of business anyway so it just wasn't very important to me.

BUT, things have changed and my attitude about it has changed. One of the tools I have been using this year is telling people to GOOGLE me. It works great. If I'm riding down the road and get a call from a potential Seller I can direct them to do a GOOGLE search and let them know I will call them back later. By the time I get around to calling them back, they are all ready sold on my services. Try it. Pretend you are a Seller looking for a REALTOR® in Poinciana Fl. GOOGLE Broker Bryant or Bryant Tutas and see if the results you get would help you want to do business with me. Do they?

So today, I got a call off of one of my expired letters. Nice guy but I really didn't have much time to do an analysis on his property as I had a couple of listing appointments already lined up for today. I don't like to keep folks hanging, so told him I would get back to him on Monday, with my opinion of what it would take to get his house sold. In the meantime, I told him I would send him a quick E-mail with some info to read. The entire conversation took about 5 minutes. As soon as I hung up, I sent him this:

Hi XXXX,

It was a pleasure speaking with you about your property. I will do an analysis over the next day or 2 and e-mail you my opinion of what it will take to get your house sold in a 60-90 day period. In the meantime, here are a few links that will give you a good idea of how I conduct my business. I'm looking forward to working with you. Have a great weekend.

Yup. There's a method to the madness. The further we go with Active Rain the easier it is for me to understand that method. As I too am guilty of not paying much attention to the internet this has been quite the ride. Who would have thunk we'd be getting leads from AR and telling our customers to "Google Me"...

"Google me!"  I love it, and will work on implementing this myself.  I think this is a great idea - what a way to get some quick info into their hands and a great way to pre-sell yourself.  Thanks for writing this post!

Well that's not one I've done when speaking to people on the phone.  I have sent a button that says "search mls" in my emails.  Telling them to Google my name would probably be easier than trying to give someone my web address.  Thanks for the idea!

Go Google Me!  How great is that?  Having the internet talk about you and sell your services!  I took the Tutas challenge and checked out all the links, and this one all the heads are Broker Bryants'.  Yes, I love the Go Google Me idea, it's a keeper!

Cynthia, every REALTOR(R) sends the ole' "search MLS" link. That's exactly why I don't.  Be different. It will work, I promise:). GOOGLING your name is much easier for folks. I haven't implemented it yet but getting a web address, that is your (sign)phone number, is also an excellent way to make it easier for people to find your site i.e 4389003.com would be mine. Just point it to your existing site. Think how simple it would work on sign calls. I think I'll do this tomorrow.

Deborah, How powerful was that E-mail? This is using the Internet to it's fullest potential. I spent a lot of time writing all that content, why not throw it at them?  It's all about building value and trust. And I think those links do it pretty effectively.

"google me" ROCKS! I am working on a marketing plan where, if someone is interested in one of our listed properties - they just have to google the address! So far almost all of my properties show up in the first 4+ spots, and that is just googling the house number and street name!!

As far as MY name is concerned... Just a few months ago Mariana Wagner from Brazil (not me) dominated Google. In fact, it was Mariana Wagner and the Funky Derrick All-Stars (too weird...). NOW? Well, Lets just say I AM the first 2 pages of Google. I own it. I love it. I cant wait to put it on my business card...

Great idea!  I have used variations of this but nothing so effective!  My blogs/websites do lead to new business...for which I am grateful...but I find they retain so much more business it's foolish not to use them.  Thanks for the great post.

BB... I've had a similar experience. Before I started writing on AR, if you did a search on just Jeff Turner, without any company name, I did not appear on the first few pages of the search. Seems some NBA star from Orlando stole my good name. Now, two appearances on the front page, one of them AR. Can't ask for a whole lot more than that in less than three months.

Heeeeeeello everyone, this GOOGLE stuff is really good. I hope every one implements it into your marketing plan. I can't think of a better way to presell folks. Well actually I guess that assumes you don't have anything to hide:) Probably a good thing to check first to see what comes up.

Having a unique name and a very focused market has helped me quite a bit. But remember everything you write on AR or any where else should be directed at getting good search results. Something I do, that really helps, is in every post I write on AR, I insert links to my web site, my other blog and my listings. They are in EVERY post. Plus I continually link to other AR posts that I have written. Now I don't know much about SEO or any of that stuff but it seems to me this is a good idea. Like they say, "the proof is in the puddin." So make sure to connect all of your marketing together. Nothing should have to stand on it's own.

Now folks I am in no way an expert on this stuff. I'm just trying to apply common sense. All I know is, "the leg bone's connected to the hip bone, the hip bone's..............." well you get the idea. Works for me:)

You're right, this is powerful!  I was talking to a fellow Realtor some weeks ago and I asked him a simple question..."Do you own your name?"  The question had never occurred to him.  The power of Active Rain is taking things exponentially to the next level...Do you OWN the ON-LINE territory? (You know, the place where people "go" before they physically get in their cars to see a place :)  Thanks for another great post!

Bryant,  I tell them to Google "Honest remax agent".  Of course you know who comes up as number one.  You can have a lot of fun with this.  It's easiest for 3 or 4 word phrases.  You make sure the words or phrase is in the title tag and then use the phrase as the achor text in links pointing to the page.  You might use "best looking agent in florida"

BB, I just had seller referred to me and was told they were "interviewing" a couple of agents. My suggestion: "google" each agent that you are considering. In the meantime I will put you on "my waiting list"  for listing your home.

I thought Tim had a really good add on in his comment with finding a key phrase that will pop you up number one. It's also very easy to do. I think I'll give that a try. And Margaret telling the seller to GOOGLE the competition is very good as well. Just be sure to build your presence first.

Lucky, you have an excellent name for achieving good results. I just GOOGLED you and you look good. Are you the poet too? But yes, if you are not linking everything together, start now. It will make a difference.

No, the poet is Robert Burns.  He was a Scott who wrote about Lucky Lang.  I'm the Lucky Lang who was voted Quad Cities Favorite Realtor by the Quad City Times Reader's Choice Poll (that little tidbit didn't make the google searches top 100).  I'm part Scottish though and I live in Davenport, Scott County, Iowa.  I do write poetry about once every five years or so.  Something has to really move me to do it.

BB, I went and Googled myself(it felt good) and I was on the 6 first listings under my name and city, WOW. The first two were from Active-Rain, the next two were from Localism, and the last two from my website. Think I'm having a Raingasm.
