Main Level Living are not the ramblers of the 1950's these are open concept homes designed for today's buyer.

As Baby boomers age they are looking for vibrant communities with an active lifestyle in Northern Virgnia. In fact if they can find main level living without the 55+ label or limitations they are even happier. Sadly in Fairfax County residents are very limited to their options for main level living options no matter their budget. Prince  William County to the west in Gainsville, Haymarket and Bristow you will find many options between the price of $400-$850,000. In eastern Prince William you will find several builders starting to repsond to the demand and a few resales. Expect to spend between $400-$700,000,

I get requests weekly for the same thing!

  • I want a  home with low maintenance so under 10 years old and new would be preferred
  • I want gas heat and energy efficent.
  • I want a large owners suite with luxury bath and at least one other bedroom that has it's own bath
  • I do not need a living room I just want a great room and a dining area after all it is just us!
  • I do not want much yard so a small lot is a must have!
  • I need it to be close to 95 and commuter options and hospitals.
  • I want nice finishes after all I am working or have worked hard and I do not want to sacrifice style for an easier lifestlyle
  • I need a basement for extended family to visit with bedroom, full bath and family room plus storage
  • I want a two car garage.
  • I need it to be under $650,000 I am not a Rockefeller and I am getting up there in years.
  • I want it to have a feeling of community with a way to meet my neighbors.

I completly agree with these requests I am at that age and I am dreaming of my next home also.  If you are Open to coaching we will find the perfect situation for you. The only place I have been able to find exactly what I am looking for is in Prince William County till now or Fredericksburg until now.

  •  Main Level Living Homes

Peggy and I specialize in showing people how to move from your present home to a new one with the least amount of stress. It may not be down sizing as much as finding a home that functions the way you want and need.

Having the bedrooms on the main level is a great start and here are a few questions you need to ask yourself.

  • Do  I need space for the adult children to return with kids or grandkids?
  • Will I ever see a time where someone in my family under 55 needs to stay an extended period of time  with me in my new main level living home?
  • Do you have a parent or two who will live with you? If yes, do you want them on the same level or different level?
  • Do you prefer a 55+ community or do you want a main level living home in a non 55+ community?

If yes, we need to talk abut your options you may be surprised on some of the 55+ restrictions.Your needs will dictate the style of home you will be looking for. These are the types of things we can help with. This is what we do daily so nothing you ask will be new or a surprise to us. Let us take our experience to help cut down your stress and worry and let's work together to acheive your goal.

I have good news for those in Fairfax County there is a great need for  55+ community that is not tied to a military instalation such as The Fairfax on RT 1 or the assisted living faciliities which is for later in life. We have Spring Hill in Lorton which were built  ten years old and do not have basements these price in the low to mid $500's. I sas excited to finally see the sign go up two weeks ago for a commnity that has been in the works for quite sometime and is justgetting started with site work.  My best guess is sales will start sales next summer. It will be located off Telegraph Road near Fort Belvoir, Virginia and will offer single family patio homes, town homes with elevators plus apartment style condos all within a 55+ community! Read more here

The clearing tape is up and soon we will see the infrastructure go in for the streets and utilites. This is going to be a hot seller I have no doubt so stay tune! My biggest question is what will prices start at. Many people could be priced out before they open the first model time will tell.

The early  bird gets the worm so if you are looking for main level with easy commute to D.C. and metro send me an email and I will keep you updated on progress, builders, prices and floor plans! I am encourage to hear about the town homes with elevators. This will be a great alternative to those who cannot afford the single family homes and will just require a bit of  a mind set shift. I think they will be well received! Time will tell.

If you are thinking of moving in the next year or two and are looking for main level living you will not find anyone more experience that the TwinsSellingRealEstate team to help you find your home.

Listen as we talk to buyers looking to the same.
