As a buyer specialist I was so very excited to see the sign go up for this project! The community will be located just north  The Wegmans at the Hilltop Shopping Center on Telegraph Road.

Hilltop Shopping center anchored by Wegmans has become a vibrant part of the community. From the  benches just outside of Burtons Bar and Grill give you a great view of what once was Hilltop Golf! The new adult community will be just north of Hilltop Shopping center on the left before you get to Jeff Todd's Way.  Many baby boomers enjoy getting out for dinner and this will be an ideal location to be able to shop, dine and even visit your local doctor or your hair dresser!

 Here is more about the Hilltop Shopping Center it has everything one would need and more! Have you tried Wegmans Pub it is wonderful and they even offer a Sunday Brunch!  I never thought I would say I was excited to go have dinner at the grocery store but Wegmans is not your typical grocery store. I enjoy heading over and having lunch once in awhile. They have everything from  fresh made subs, pizza, sushi and plenty of hot and cold bars to choose from.

The scoop on the new 55+ community it will be known as The Crest of Alexandria 

 

The new 55+ plus senior living community will be built on a portion of land once owned by  Hilltop Golf and had been known as Piney Run. For more history on the land click here. The community will feature Active Adult living and will have the 55+ designation but will not be a gated community. From what I have read it will feature 32 single family patio homes. 103 town homes featuring elevators and two car garages and 124 condo style apartments. It will encompass 43+ acres and will have plenty of dedicated green space outdoor gardens and gathering spaces.

This type of community  is so needed in the area that I have no doubt sales will be brisk. I have customers I work daily who are baby boomers looking to find a home that will satisfy their need for active urban style living but with the ease of no stairs. Van Metre will build the single family abd town homes. Craftmark will join Van Metre and will also offer town homes at The Crest of Alexandria. Christopher Companies will build the apartment style condos in the community.  These builders have long standing excellent reputations in Northern Virginia and you can be assured this will be the type of community you have hoped for. This community is coming at the right time for this area.

I drove  by there today and saw the evidence of activity in the form of tree save areas being marked. This indicates clearing is going to get under way in the near future. I look forward to reporting the progress as I see it and please feel free to reach out to me should you have questions.

January 11th 2017 Update -when I originally wrote this post the community  sign and clearing had just started that was August 2016. There has not been much progress on the site other than clearing at this time. Once we see the improvements on the land for water and sewer lines we will then see curb and gutter. That is when you can expect pre-sales to begin with builder product line and pricing. It will be interesting to see what they introduce for sale first. I drive by that area at least once if not more a week because I work at Ft. Belvoir and it is only minutes from there. There is a little activity going on. There are earthmovers and I saw some men surveying last week. The sign on Telegraph Road advertising the development said from the 400s but I suspect that will be the condos which will be the least expensive units of the development. Will be interesting to see what kind of single family homes they will offer--perhaps the master suite/bath on the main floor?

I live nearby as well and the ground work is moving at a snails pace. I expect the single family main level living homes with be the most sought after. There are only a few communities in the region that offer this type of home. I will update readers as soon as I hear about what the pricing will be.

If you look on The Crest website now, there are pictures of the townhomes that will be built and pricing for the townhomes with elevators. Start about 650K. Also Christopher Companies has preliminary drawings of their condos but didn't see any pricing. Still no pictures of pricing of single family homes but with the mid 600s for townhomes, this will not be an inexpensive community. I wonder what the monthly fees will be as well. Not sure when they will begin selling.

Work on this development seems to be progressing at a snail's pace. I ride by that area almost daily. There is digging going on and it looks like pipes are being laid but I think it will be over a year until anything is built. There is still no official pictures of the single family homes that will be offered on the site.

Anyone who has been watching this community is aware how slow the development has been. There has been some progress with you can now reserve a unit in the first condo building with all 2018 deliveries prices have not been announced. Town Homes with elevators will start in the mid $600's with pre-sales soon. The single family homes may be a little later, and I expect the prices may surprise some who are waiting.  If you are looking for options, message me

Newly constructed single family homes in Fairfax County seem to be priced in the 900s or even over a million, do you think prices for these homes will approach that? Often homes in retirement developments are smaller (2-3 bedrooms), yet, new construction seems to be very costly. I am thinking since the townhomes will start at the mid-600s, at minimum, prices for single family homes in this development will be in the high 800s, what do you think?

Fairfax County has 55+  homes in Lorton at Springhill selling from $529 -$629,000. New Construction is typically 20% higher then add the closer in location. I think we may see the single family homes start in the high 600's. The town homes have elevators which add to the cost. 

The need is great for 55+ main level living time will tell what the floor plans and prices will be. If the base prices come in the high 600's, you may be able to get one under $700.  I have a feeling the sales will be brisk once they release the pricing and floor plans. Pricing is speculation at this point on the single family homes.

This has to be the slowest development ever but now I am seeing some activity. I drove by the other day and there are signs up saying condos from the 400s, elevator townhomes from the 600s and single family homes from the 800s which is what I thought the pricing would be. The builders of the condos and townhomes are selling now. I believe the townhomes are on the 660s range. No word from Van Metre yet on when the single family homes will be selling. The townhome people estimate delivery to be April-June 2018 at the earliest from information I saw on their website.
