Framing failures do not just occur in newer properties. While inspecting an older property in the eastern section of Nashville, the builder improperly spliced a hip rafter which is leading to a structural failure in the roof. The spliced ends are starting to open up and the upper side of the rafter is starting to split. The issue is repairable. I just tell my clients to get a specialist in the appropriate trade to repair the affected rafter.

During my career as a home inspector, I find it amazing how resilient wood framed houses really are. Even this problem has been here for 40 years, no real significant damage to the roof structure has been sustained. As it is a structural failure, ASHI and State guidelines state that we must report it.

Wow I cant beleive the inspector passed this. The builder may not have seen it either. Poor framers for sure.

Luckily ya'll don't get heavy aounts of snow very often, otherwise that "Structural Failure" would become a collapsed roof.

We don't have much of a load on our roofs here, except for the roofers walking on it. I suspect it would last forever as it is.

Michael, I agree that wood frame houses can be very resiliant and will often times perform in ways that defy "engineered" wisdom.  The hip rafter defect you show will be way more forgiving than the same defect in a valley rafter:)
