Redefining "Move-in ready"

By

Coldwell Banker Real Estate just conducted a Smart Home Survey. They surveyed 1,250 U.S. adults who have broadband Internet access at home and 71% of all respondents want a move-in ready home. But a new twist uncovered that 44% said that smart home technology should already be installed. Another 57% would consider an older home updated if it had smart home technology.

It appears move-in ready is being redefined by home technology

• 71 percent of all U.S. Broadband Households if they were to buy a house today, they would want it to be move-in ready. When those respondents were asked what “move in ready” means to them:

• 44 percent agree that a move-in ready home has smart home technology installed

• 45 percent agree that a move-in ready home is new construction

• 74 percent agree that a move-in ready home has new appliances

• 83 percent agree that a move-in ready home has updated kitchen and bathrooms

• 85 percent agree that a move-in ready home has updated heating/cooling

• Additionally, 57 percent of people who want a move-in ready home would consider an older home updated if it had smart home technology.

If two homes were exactly alike, most Americans would choose the smart home, but many are nervous to install the smart home technology themselves.

• If faced with two homes that were exactly the same except for the fact that one home was smart and the other was not, 54 percent of all U.S. respondents would opt for the smart home.

• 36 percent of all U.S. respondents believe that having smart technology is a major selling point when buying a home.

• However, 32 percent report they would be intimidated to install it by themselves.

Smart home technology isn’t just for the young and tech-savvy anymore.

• Market Segments express an interest in smart home technology:

• 61 percent of Millennials

• 52 percent of Gen Xers

• 50 percent of Boomers

• 59 percent of parents

This was an interesting post, Dorie.  I haven't had too much experience with "smart homes", but this post has piqued my curiosity.

Good morning Kat Palmiotti : We are getting it asked in our technology driven city.

Hi Gabe Sanders : It;s actually not as expensive as you think. It depends on the level of "smart technology" you are desiring.

Hi Ronald Gombach : You make some excellent posts. We see the younger generation dependent on smart technology and are looking for it in their homes.

Hi Sharon Kowitz : Same here!

It's interesting how technology is changing the persepctive of buyers and what's important to them in their new home. Now will this start to be reflected in what agents say in their listings?

Hi Dorie Dillard, interesting statistics. This is an important survey to share with sellers. The only challenge is, there's a new shiny object for the home too often.

The statistics are silent on how much additional money buyers are willing to pay for the different levels of move in ready.

These statistics make for excellent talking points when dealing with buyers and sellers.

Interesting stuff here. I remember when "move in ready" was defined as no leaks and all appliances present!

I agree with the others who mentioned wondering how much more money these buyers were willing to spend for the technology.

This is a great article, but I need someone to define Smart Home. When the home buyers say they want smart technology, what are they really saying? How far does the seller have to go with wireless technology to claim their home is smart? Thanks for any insight.

If a home has the 'smart' features, important to point that out to potential buyers through remarks in the listing or a features sheet inside the home.  It's becoming more important!

Great post Dorrie!  Smart Home Technology is ever evolving and changing.  I have an Amazon Echo,  a Simplisafe home security system, and a Samsung camera security system.  All of them are monitored or accessed from the web and while they don't work together seamlessly,  they all complement each other.

Dorie Dillard - redefining what a smart home should have.

We have come a long way to make the home more 'smart' using many tools in our smart-phone itself!
