This is a neighborhood that has seen some major improvement over the last year. Increased buyer activity and a diminishing foreclosure market have really helped neighborhood property values.
There are some slight changes in the market since last month's report.
One home has sold in the last month. The average sales price for this neighborhood is $206,500. Compare that to last year when the average sales price was $127,500. That's almost a 62% increase. - Last year's low average sales price is easily explained and not necessarily indicative of property values at that time. There were two neighborhood sales. One was a bank owned home that was price way under market value, and the second sale was due to a motivated seller.
- Four homes have sold since the first of this year with selling prices ranging from $186,000 to $239,000. The average days on market is 127.
- There are no homes on the market at this time...so NOW is a great time to list your West Ador home.
