This is a neighborhood that has seen some major improvement over the last year. Increased buyer activity and a diminishing foreclosure market have really helped neighborhood property values.
There are some slight changes in the market since last month's report.
- One home has sold in the last month. The average sales price for this neighborhood is $206,500. Compare that to last year when the average sales price was $127,500. That's almost a 62% increase.
- Last year's low average sales price is easily explained and not necessarily indicative of property values at that time. There were two neighborhood sales. One was a bank owned home that was price way under market value, and the second sale was due to a motivated seller.
- Four homes have sold since the first of this year with selling prices ranging from $186,000 to $239,000. The average days on market is 127.
- There are no homes on the market at this time...so NOW is a great time to list your West Ador home.
