It’s August and You Have No Business in the Pipeline! What’s a Realtor® to Do?

Those who currently have listings or working with buyers are in a happy place and keep growing their portfolio while others without any business are scratching their heads and wondering what they could do to make their phone ring.
If you say you’ve never been in this situation, I applaud you and happy to say I want to be just like you.

Whether you’ve been in the business for twenty years or twenty days, you can find yourself in this situation for different reasons but good news is, you can change your current situation regardless of how it might look today.

Here are some suggestions that might help you get out of the rut;

-First and foremost, change your mindset. This is probably the most important one. If you keep saying “you don’t have any business”, guess what’s ahead of you..NO BUSINESS. Begin each and every day with positive affirmations.
I am reaching buyers and sellers, I am going to list two homes within the next thirty days, there are buyers and sellers who need my services. Be like a persistent child who will not take NO for an answer. Believe in your ability and resources to reach out to buyers and sellers.

-Have a clear and concise plan- If your goal is to take two listings within the next 30 days, have a plan on how you will be doing this. Though there are many ways, here are some ideas.
Instead of being all over the place, choose one neighborhood and work it..work it ...work it. Do two mail outs to that neighborhood with a different message, be sure to send out what the consumer is looking for, not self promotion.
Contact past expireds(90 days to two years) be sure to check and make sure they have not re-listed. If door knocking is in your business model, come from a place of contribution rather than just passing out business cards and asking for a listing. This is not for everyone but if it fits you and your market place, go for it. Be a customer to Starbucks, sit with a cup of their delicious coffee and a sticker on your laptop and wait for the business to come to you. Pick up someone else’s tab every now and then. This works my friends! Send out a handwritten card to at least five people a day. If you don’t know anyone, send it to random homeowners who lived in their homes for over five years, perhaps the expired ones just to say something nice, do not ask for business, include a $5.00 gift card to DD or Starbucks. Run Facebook ads, one of the most effective and economical way to reach thousands.
Point is to have a plan and work it 5-6 days a week every single day for the next 30 days.

-Become a Rainmaker with ActiveRain- what are the benefits you may ask. Great question, I’m here to tell you this alone can be a cure to you having no business. I know I have your attention now. As a Rainmaker, you are able to put your great blog posts in front of consumer by sharing them on other social media platforms. You will learn a lot from other ActiveRain members and model what they’re doing. They would be very happy to share their ideas with you. You’ll also have access to ActiveRain University, great..awesome stuff! If you’ve never written a post before, just by using the suggestions from excellent webinars, you’ll be on your way to be a successful blogger.

These are just some ideas you can easily implement within the next thirty days. I know you can do it, you have what it takes to be successful. If there’s a will there’s always a way. My friends, you will become what you think, thoughts are very powerful so choose them wisely.

Great post Beth!  I especially think that #1 is key.  You manifest what you focus on and if you focus on the fact that you have no business, it shouldn't be a surprise if you have no business!

Handwritten notes/cards sent to former clients are straight up magic!

A good time to send these out is when you are slow because seeing all the names of people who have done business with you in the past can help keep your attitude and spirits up. This can help avoid any stinking thinking from creeping in especially when business has hit a speed bump.

Open houses can be a great way to network in a community as well.  Especially if there are enough listings in the area that you can consistently be in the neighborhood and become the "expert".  My first year in real estate was all open houses and buyers.  It was not until the second year that the listings started to happen for me.  Whenever I feel like I am in a slump, I schedule some open houses, call past clients and call expired listings.  It works to get in the right mindset!
