Here in Georgia, sellers end up paying the listing agent AND the buyer's agent brokerages for the sale of their home. These marketing fees can be substantial based on the selling price of the home. As a seller, have you ever asked your listing agent where all that money goes? You should.
Let's say you are paying $30,000 to the listing agent brokerage upon the sale of your home. You know there are costs that the agent has to bear to be in the business. There are MLS fees, brokerage fees, office equipment fees, gas and maintenance for a car, signs and fliers, and so on. What else?
Is your agent promoting your home the best way possible? How about professional pictures of your home? Or are they using their phone to take dark and fuzzy pictures? Do you get a little slide show of your home or full motion video? How about single property websites for your listing, Homebooks inside the home and full color fliers outside?
There are lots of things that are possible to gain exposure for your home that most agents do not do because it costs a bit more money. My premise is that you are paying a good amount to someone to market your home. Shouldn't your agent be using some of that money to market your home well?
