Of course I look forward to engaging and reading your comments on my daily blog posts.

What I do not want is your honest opinions on a specific property.

 

 

 

 As many of you know, I specialize in unique, unusual  and even hard to sell real estate. They are certainly not for the average buyer and it takes a while to find the right buyer for these homes that are a far cry from "cookie cutter'. 

If I am featuring  a mid century modern rancher, a Deck House, a farm house, a gingerbread Victorian, a historic home or one with 2 bedrooms and 5 bathrooms... I do not want these kinds of 'honest'  opinions...

 

  • I could not live with that wallpaper.
  • No one wants a purple bathroom.
  • What were they thinking when they mirrored all the ceilings?
  • I would hate to clean all those bathrooms.
  • That's a weird addition and going to be hard to sell.
  • I would not want a house that big.
  • That's not my style.
  • I would never buy a house with a cemetery in the back.

 

My property posts are written to enhance my special listings, to make them appealing to the public and to show marketing skills to my sellers.  Think about your comments. Are they adding to the writer's goal of putting the property in the best light?

 

If not, please refrain and write your own post about your own  dislikes and your own personal style.

Great post Margaret. I deal with a lot of unique homes as well and experience this a lot. It is frustrating, disappointing, and something that I would not do to anyone else. There is always that perfect buyer for every home. I appreciate you bringing this topic up. It has been something that I have been thinking about a lot lately. Hi Margaret: Don't know if their intention is to be negative. Sometimes... a remark from another professional could work in your favor when the seller is unwilling to listen to advice on ways to improve showings to get the best price.  I do agree with you that we want to promote our listings to find the "perfect match" so tactfullness is of the utmost importance.

I couldn't agree with you more!  Last year I had an historical landmark 4 plex listed that I had to show because it was very complex.  A 'seasoned' agent asked for a quick preview.  I met him there, he brought his client.  They took 2.5 hours to review every nook, crany, staircase, and built in.  After all that he called me back to say that he couldn't recommend it to his client because he didn't like the housekeeping of the tenant on the first floor.  Then his client tracked down the seller, who had gone west for the winter to tell them he thought it was overpriced, and offered them a low ball offer.  Grrrrrrrrr!

I apologize for being snarly, but some agents are just slow.  On a total rehab the agent told me that it was overpriced, it would have to have all new windows for justify the price. 

I asked him if he didn't notice the blue stickers on every window?

Another one told his client that the rehabber didn't do anything to justify that price.  

Says me, "The previous mls showed 3 bds, 1 ba, 1000 fsf.  The current mls shows 3 bds, 2 new baths, new kitchen, new driveway for $7000, den, family room, new furnace and hotwater heater and 1800 fsf."

Agent,"Why did they do an all blue bathroom?
Me, "Because they like blue?"

Mary Jo Quay Reminds me of a total rehab. One agent stated no one wants  blue front doors especially a double one. I had also read that same statement. I didn't have the heart to tell the seller. Our buyer bought the house because he loved....you guessed it...blue doors.
