Keeping in touch with your sellers

It seems to me that I have been hearing from sellers complaints about not hearing back from thier agents.Some have withdrawn thier listing, others have had thier listing expire.One said to me that they had not heard from thier agent, and when they confronted the agent, the agent answered that it was his assistants fault. The sellers answer was that they listed with the agent and not the agents assistant.I have made it a professional policy to hold a sellers review at least every 2 weeks to let the seller know what has been going on with thier listing.Let them know what has been done to advertise thier property, or anything that pertains to the listing. If the home is shown a follow up should be done the next day, and if it is shown by another agent let the client know how that went. Dont be a stranger once you have listed thier home.

Yes, i try and talk with them every few days and keep an online log for them to see what is happening. if you can't do something almost overy day to push your listing, then you really aren't contacting them and their suspicion that you aren't doing anything actively to sell their home is true.

I know this sounds simple and is rather obvious, but occasionally I have failed to keep in touch with a seller and I feel terrible about it. I believe you can keep a listing indefinitely buy just making a phone call once a week!

MOrning Bart,

I can't imagine an agent passing off their lack of good business practices onto their assistant. Have they no idea how that attitude looks and reflects on them! Obviously not. Agents should have a follow up tool in place, one that reminds them when client contact is due. Their clients deserve their attention, no matter how busy they/we are.

Bart,

I tend to work on them as much as possible because that helps position them when it comes time for a price break.  I do as much as possible via email and call once in a while.  Statistics and activity are better handled via email.  I suggest price breaks via email too and then clinch it with a phone call or a visit.

I have a financing sign in front of one house in my subdivision and the listing agent asks me instead of the seller since I live 1 street over if his sign is in fact still there.  Guessing that means his phone isnt ringing off the hook about it?---agreed, the seller wants marketing and feedback, both crucial to success.
