Tyson Barry of Academy Mortgages advised me today, "Good news from USDA Rural Development's Guaranteed Program for Single Family Housing! The program’s guarantee fee and annual fee will decrease significantly effective October 1, 2016 (the start of fiscal year 2017). The upfront guarantee fee will change from 2.75% to 1.00% of the loan amount. The annual fee will change from 0.50% to 0.35% of the average scheduled unpaid principal balance for the life of the loan. The program has over $10 billion for no-down payment loans for rural customers until September 30, 2016 (the end of fiscal year 2016). In some past years, USDA funds have been exhausted before the end of the fiscal year, so the availability of these funds at this time is good news. Let’s talk soon about how to take advantage of these USDA fee reductions or no-down payment loans. USDA Home Loans are guaranteed through the U.S. Department of Agriculture Rural Development."
