When I take a listing with children in the home, I like to use a "junior" listing agreent for them. It makes them become more involved in the transaction and motivates them to keep their rooms in order.

The undersigned, a junior occupant of the residence located at _____________currently listed with RE/MAX Northwest, hereby enters into this "Junior Listing Agreement" WIth Karen Schweinfurth, listing agent for the subject property.

It is hereby agreed between the "Junior Occupant" and "Listing Agent" as follows:

Junior occupant agrees to keep his/her room in "show condition" until the residence is sold. "Show Condition" shal mean:

***All clothes put away before leaving the house, including all dirty clothes in appropriate hampers, clean clothes hung up or in the drawers and shoes in closets or neatly in corner.

***Beds made

***Toys, games, stuffed animals, music and accessories neatly organized and put away.

***If you make a mess in the kitchen...clean it up! Put it away! And remember to put your dirty dishes in the dishwasher!

***Clean up after using bathroom - put away hair brush, toothbrush

Remember this is a team effort, with everyone pitching in to keep your home in "Show Condition".

As a reward for your hard work and help, Karen is offering you (pizza party, ice cream party, etc.) or (cash) when the home sells and closes.

This agreement is effective for the period of time your home is listed with Karen Schweinfurth.

What a great idea!! I will use this agreement. I did a similar thing with a purchase agreement. The 11 year old boy wanted to know why he didn't have to sign anything. I added something to a "copy" of the agreement, and had him sign. It made him feel a part of the transaction.

Karen, as a former elementary teacher, you are right on with this one.  Kiddos are a huge part of the process and by keeping them in the mix, you are showing clients that you are a child friendly Realtor, and this will go a long way in your business, as I'm sure it already has.  Thanks for sharing this wonderful idea.  I'm stealin' this one!!!!!

I know I am a man, but this is sooo cute!   what an excellent idea and it serves two purposes...1 it keeps the house in more show-ready condition, and 2.  I am sure the sellers are very impressed and appreciative for the nice thing you have done for their children. 

Do you mind if I share this with some of my non AR realtors?

What A great idea. I was using movie theater tickects after the fact as a bribe, and my discussions with the children where just verbal.

I think that the idea of a contract is a much better one, probably more effective, and parents are going to talk about it and show it to their frinds.

Can I use your contract?
