Why Should Sellers Have Their Home Inspected Before Listing?
It’s very common for buyers to pay for a home inspection when purchasing a home. It allows the buyer to know of any issues with the home and make a decision on whether or not they want to proceed with the purchase. Why would a seller want to have a home inspection prior to listing if it’s something the buyer will likely initiate and pay for on their own?
Conducting a home inspection can save sellers money in the long run. Home inspections aren’t a pass or fail. They are similar to a physical and reveal any maintenance related items that need attention and repairs that need to be made. Buyers often over estimate what repairs will cost and ask for credits that are way above the actual cost to fix the problem. In the worst case scenario something might be discovered that could cause a buyer to withdraw from the contract all together. Knowing of these items in advance and hiring a professional to make any necessary repairs gives the seller more control.
Advertising to buyers that an inspection has already been conducted shows the seller is conscious about the maintenance of their home and is going above and beyond what most other sellers do. Sellers who set themselves apart and display to buyers that they are upfront about their property give buyers confidence for making an offer.
