MAKING THE HOME CONNECTION
Purchasing a home is much more than meeting certain criteria, such as location, desired number of bedrooms, baths, square feet, garage spaces, price range, lot size, etc. Whether it is a Seller's Market or a Buyer's Market, if the buyer can't find what they are looking for, perhaps there's more to the story and it may go deeper than achieving the basic criteria.
SOCIAL CONNECTION
People come in all types of personalities. Whether you're an Extrovert or an Introvert or if you're a family of a combination of different personalities, if the social connection to the community doesn't appear to be right, you're probably right, you haven't made the right home connection. Education is important. People who enjoy the company of others need people, places, and things to do. Others, who are Introverted by nature, may want more peace and quiet and live in an area where there is breathing room. Living too close or not close enough to people and places where there is likely to be a strong, social connection may be the reason why people don't buy right away.
EMOTIONAL CONNECTION
The emotional journey to make a connection may take longer for some than others. The emotional tone will depend on the individual's point of view in searching for that perfect home. Many buyers get excited about doing their own search on the INTERNET. Pictures do not always tell the whole story. If one doesn't identify with the property, and that connection isn't there, there's likely to be sadness and frustration. Even when the location and all the criteria is met, if the emotional connection is off by one, the house gets skipped. Not only is the emotional connection to the buyer important, it's very hard to understand by the seller. Having the right sales person who understands people and their needs is critical.
INVESTMENT CONNECTION
When a buyer is making an investment connection, they are making a commitment. Putting pressure on people to make a fast decision is a touchy subject. In a Seller's Market, people may not have the luxury of postponing on making a decision. On the other hand, in a Buyer's Market, there's more time to decide - but that can be a gamble and a costly mistake too.
SALES AGENT CONNECTION
Psychologically speaking, an experienced agent who is knowledgeable about the market and who is good in understanding people and their needs has a Sherlock Holmes type of personality. It's not just luck or rational thinking that drives success, it takes effective communication and both parties have to be good listeners and rational thinkers too.
DEVELOPING A HOME CONNECTION
Whether it's a home or life story, every experience must start with a good foundation. There must be structure and a frame that fits an individual' story. Though the beginning may be sketchy, having the right tools and working with the right people who understand marketing and strategy will help a prospective buyer make the right home connection in more ways than one.
