Animals of the MLS

By
Real Estate Broker/Owner with Zion Realty

Our furry friend is front and center in this week's edition of Animals of the MLS. Ears perked, and patiently waiting for a treat this featured family pet could not be more curious as to why this agent is snapping photos of their yard. I'm sure they are worried their buried treasure strewn about the premises might be discovered so they're keeping an eye out on this stranger in their domain. You can bet that this agent wasn't able to escape the home without plenty of belly rubs given out.

Not a very large breed of dog, this animal's size certainly isn't imposing, however, smaller dogs can be more vocally intimidating than their more size-able counterparts. That being said, it's always best to completely remove pets from the premises if possible for showings or at the very least have them kenneled. There are still plenty of individuals who are afraid of dogs and might not even include your home on the list of possibilities if they know a dog is present.

As for the picture of the backyard itself, there are a few minor adjustments that could have been made by the agent and owner to make this photo more appealing to prospective buyers. First, there is plenty of greenery, however, it's so large and overgrown it overwhelms the space. Even the partial tree covering the upper right hand corner of the picture is blocking some of the view. These bushes and shrubs should have been trimmed back to give a more spacious feel to the yard. Secondly, the use of a wide angle lense would have gone a long way to show home shoppers a more open view of this yard and possible entertaining space.

Nicole Doty - Gilbert Real Estate Expert This photo is not at all objectionable to me is I was shopping for a home, since I lo dogs and it is clear this pup is well behaved. Besides, the yard is so perfect for pets. I do, however, understand the other side of the argument.

Good morning Nicole. This dog is cute and looks relaxed and in charge. That said, even good dogs are a distraction.

Good Morning Nicole - this is an excellent analysis.  I love the greenery but well manicured would be even more apealling.

This picture is better--and the animal cuter--than many in your series. However, as Sheila Anderson says, animals are a distraction. I wonder what the photo would have looked like shot from the covered patio leading the eye out to the yard?

Hi Nicole - Harmless looking, but still one of the ankle-biter class - I'd rather deal with the big ones. And a bit of enhancement could easily have brought out more detail on the patio in that photo.

Hi Nicole- cute and little but often their bark, or rather incessant barking is what can turn a buyer off. I'm seeing a lot of lawn.

Nicole those little ankle bitters can be very aggressive.  This one looks like he/she is use to posing for pictures.

I may not have noticed this little ankle nipper if you had not pointed him out, but I am sure they buyers of high quality homes pay more attention than I do.

Great tips for great photo results. While the pup is a cute little thing, it doesn't do much for showcasing the back yard.

Nicole, definitely not one of the worst photos you've shared with us but, you're spot on it still needs improvement. The bushes really look like they haven't been trimmed all year. Not great for curb appeal that's for sure.

Hi Nicole --- the dog is almost unnoticeable in your photo and there may be even more curious canines hiding in the overgrown shrubbery.  Your observations and suggestions are spot on.

A little four-legged dot on the over-exposed horizon of green! Yeah, this pic doesn't do the yard justice. I'll bet it's MUCH nicer in person and the doggie would be more proud, too!

Been MIA here lately. Nice to check in w/you!
