For Sale By Owner | Should I or Shouldn't I?

 

When a home seller decides they want to try the "do-it-yourself" route, there can be many reasons. 

Maybe they HAVE sold numerous homes in the past and feel they know the ropes. (Funny how you still go to the dentist when you have a cavity, however).

Maybe they need to save some money in marketing fees because of the value of their home vs. what they owe their lender. 

There can just be all kinds of reasons you choose to do For Sale By Owner. 

And then there are the reasons why you shouldn't.

I can't imagine going it alone. So much has changed in this industry over the past few years that it's a chore for professionals to keep up.

The seller is liable for the transaction if a FSBO.  It's legal exposure.  If they make one false move, the buyer may have recourse against them personally.  For that reason, ALONE, the FSBO should retain a licensed real estate agent and shift the burden of liability directly from themselves, and onto the listing agent!

It's starting to be that part of the cycle here, where sellers think they can throw a sign in the yard and save 6%. I am not one to stop this type of behavior, but if I have a buyer who wants to buy a fsbo, they are going to give up most of that 6%. And we'll probably get the rest on the negoitation.
