Buyers are a hot commodity in todays market and open houses are one of the most important lead generation activities. These points are more as a reminder to me on what I should be doing every weekend.

1. Distrubute 50 flyers to neighbors the day before the open. Personally inviting them by hand delivering an invitation.

2. 10 signs that are set up 2 hours prior to open.

3. An open house rider on top of the sign stating when it will be 5 days before the open.

4. Educate yourself regarding all properties that are active, pending and sold within the area.Become an expert!

5. Dress professionaly.

6. Bring materials and cards which are very high quality.

7. Never sit down as people come through and never talk on the phone as people are walking through.

8. Ask questions that buyers can not give simple yes or no questions to. Build rapport and clarify each buyers specific needs.

9. Collect as many email addresses as possible and ask for a follow up phone number to insure that they recieve properties the day they hit the market.

10.Arrive EARLY AND STAY late

Hi Tim,

Great points.  It appears that the market is beginning to come back.  We have seen an increase in 1031 exchange activity since February.  How is your market fairing?

Many Agents don't sit their own Open Houses.

Big Mistake!

Not only do Buyers visit Open Houses, but Sellers go around "interviewing" Agents to see how well they perform in the field.

last year I did 13 million in gross volume just from opens. Collecting buyers on the weekend is huge even though I am primarily a listing agent. A small price to pay for a couple hours a week.

I agree that most agents dont do them. Thanks for the post.

I remember reading posts here that used to say Open Houses were dead, and going the way of the Dodo. Now it seems it is the thing to do in this market to pick up potential clients. I guess the motto of back to basics is true. Good post.

Tim,  this is good information for all agents.  Cell phones have become a ngihtmare for all employers.  When selling, it is expected by customers that the agent be attentive and available.  Your other points are good too.  Nice post.
