Pasadena Collection West is a modern condominium building which was constructed in 2004 with stylish accents in a vibrant Pasadena(zip code 91101) neighborhood. Located at 160 South Hudson Avenue, the popular and highly convenient location(northeast corner of Cordova Street and Hudson)is steps
away from South Lake Avenue and not far from the Playhouse District, Paseo Colorado, Pasadena Civic Center and Old Pasadena. Abundant shopping, dining, cultural, recreation and entertainment choices are nearby.
Higher education is also close and include: California Institute of Technology (Caltech) and Pasadena City College(PCC). Transportation via multiple freeways or the Gold Line light rail station at Lake Avenue is easily accessible.
Pasadena Collection West is a professionally managed building with weekday concierge service. There is a pretty courtyard with spa as well as a fitness center. Parking is subterranean with one or two parking spaces.
There are 73 units in the building as well as one retail space. The floor plans range from studio units to two bedrooms/two baths and approximate square footages from a little over 500 to over 1100. Features include(which vary by unit and floor plan): nine foot ceilings, fireplaces, washer-dryer connections and balcony/patio areas.
In this real estate market activity report, I will present a recap of units for sale along with closed sales so far in 2016. Additionally I will share full year closed transactions for 2011-2015. All statistical information in this report is from our local multiple listing service(mls) and may not include all sales in the complex.
There are two units currently on the market for sale. A studio unit on the third floor with approximately 563 square feet is currently available for $388,000. According to the listing agent, this unit has two full size parking spaces(that’s a big deal in my opinion). A two bedroom/two bath floor plan on the fourth floor with 916 square feet has been newly listed at at $525,000. There is another two bedroom unit in escrow.
So far in 2016, there has been five sales reported ranging from $425,000 to $520,000 with an average sales price of $468,600(median $460,000). They have sold at 98.82% of last list price and for $548.90 per square foot on average.
In 2015, there were eight sales according to our mls statistics. They ranged from $300,000 to $472,000 with an average sales price of $415,875(median sales price $432,001). They have sold at 100.46% of last list price and for $517.65 per square foot.
There were four transactions in 2014 ranging from $353,000 to $539,000 with an average sales price of $471,750(median $497,500). They sold at 99.53% of last list price and for $484.76 per square foot on average.
In 2013, there were three sales ranging from $320,000 to $445,000 with an average sales price of $375,000(median $360,000). They sold at 97.91% of last list price and for $450.05 per square foot on average.
There were seven closed transactions in 2012 ranging from $302,500 to $380,152 with an average price of $330,522(median $333,000). They sold at 98.05% of last list price and for $457.05 per square foot on average.
In 2011 there were five sales ranging from $280,000 to $440,000 with an average price of $358,000 (median $390,000). They sold at 98.53% of last list price and for $405.26 per square foot on average.
There’s typically more information behind any numbers presented in a report as brief as this. The statistics can be influenced by the mix of sales that occur in any time period as well as updates, condition, location within the complex and other factors.
