Each of my properties are featured on my website with interior photos and floor plans.  My husband, a reformed framing contractor does my floor plans on a computer program named HomePlanPro.  These floor plans have GREATLY increased my web marketing effectiveness and property leasing.

With 30+ photos and floor plans for each property, I request that interested parties PREview properties online, that they they download my application, complete one for each adult applicant and fax/scan email them to my office.  I'll then PREview their application and set up a viewing of the property.  Although my properties appear vacant on my website, they are actually rented and I don't take "unknown" persons into my residents' homes without an application....

I started showing property to PREscheduled appointments at 8:30A on Friday * all prospects flew/drove into the the area as they are moving to attend/work at UVa Medical Center * out of 5 PREscreened applicants, 4 are renting a home they saw with me.

 

How are you PRE-preparing and PRE-screening this rental season?

Gita - having applications so they can be downloaded and completed is critical.  My application is 2 pages with the application as the first page and the second page is the instructions.

I urge prospects to preview them first so that if they are coming to the area they can complete them from home where the information requested is readily available.....if they are in VA and their financial information is in CA, then completing the application is easier in CA.

I rarely have objections to this procedure since my properties can be previewed online.  This way, you get only qualified, applicants that you know are interested in the property.....you don't waste their time or your time and GAS!!

Great ideas! I love getting applications ahead of time to ensure you aren't wasting your time. I also love your web marketing efforts by having the floor plan and pictures posted for a preview! I am sure tenants enjoy working with you too so they are prepared on what to expect as well! Love it!

Wallace:  We do the same for occupied properties.  We also run their credit and get them approved before showing.  So we only show occupied homes to people who are proven and ready to rent.

Bob - I think this is the ONLY way to go.  It cuts down on looky-lous in/out of residents' homes and pre-screening assists if they do not qualify so that they do not waste their time and can look for other housing in a limited amount of time.

I truly believe it helps sift through those that are truly interested.  I require a valid picture government issued id after the prospective tenant has viewed all pictures, tours, floor plans and finally driving by the subject property.
