I DO NOT NEED PHOENIX PROPERTY MANAGEMENT SERVICES
Many of you know that I spent a lot of time and money to make my phone ring. I really do enjoy blogging about my daily experiences regarding Phoenix Property Management and Phoenix Real Estate. We still have many investors that purchased properties in 2008 that have held on to rent the properties out. They are always looking for honest property managers to manage their properties. I would like to discuss a phone call that I received last week from an out of state investor who owns twelve properties. The investor manages all twelve properties from out of state. So, the owner must TRUST the people she deals with or face many problems from afar. So, I received a phone call to inquire if I would just lease the property out minus the property management. I thought "How am I going to convince the investor to use my property management services?" Let the games begin.
I asked the investor the following questions
- How do you qualify the tenants?
- What happens when the tenant does not pay rent?
- Who drives by the property on a routine basis to check on the tenants?
- Can your tenants pay online to make it more convenient for them?
- How much does it cost you to come back and forth to check on your properties?
- How much do you spend on repairs?
Overall, I spoke to the investor for about thirty minutes. I was feeling their pain over the phone. They asked me if I would reconsider my fees. So, we came to an agreement via the phone. The investor signed the property management agreement the next day. I have one of their homes on the market right now for rent. I have another one coming next week. Then, the investor said I will receive another one at the end of the year.
People are looking for other great people to work with when it comes to real estate. I thoroughly enjoy what I do on a daily basis. I am proud of my industry and its peers. We work hard to make a difference in our communities right up to our country.
