DO I get to see the home again before we close? One confusing aspect of purchasing and selling is the final walk through. Welcome to Day 9 of my 10 blog series of the "Top 10 tips" for Home Buyers looking to buy their dream home.
#2. What is a FINAL WALK THROUGH?
Once you get loan commitment and the closing date has been set, it is time to schedule the "final walk through." The best time is right before you close but at least within 24 hours of closing. The buyer and their agent simply walk through the home to verify the seller is out, there are not trash or debris left behind and the home is in good orderly condition. At this time a buyer can check that anything that is suppose to stay, is indeed there.
Who should attend, is the buyer and their agent. It is a good idea that the listing agent be there, most sellers choose not to be.
If anything is found to be out of place, this is the time to get if fixed before you attend the actual closing....
