On Friday 5103 S. 81 St. sold. It sold only 33 days after I put it on the market. However it had been on the market with other agents for a total of 246 days!

What did I do differently than the other agents? First I told the sellers what they needed to do to get the home sold (painting, small repairs, removing odds and ends, etc). From walking in the house it was obviously that the previous agents had not done this.

Next, I priced it right. I sell over 50 homes a year so I have seen a lot of properties and I know at what price a home will sell and at what price it won't. Any agent can do a market analysis but few have the extensive market experience that I have.

Third, I did a ton of effective advertising.

When I first met with these sellers they were skeptical and had a very negative opinion of Realtors. By the time the sale closed I had clearly demonstrated to them the value of my expertise and they asked me to send them a stack of business cards for them to give to friends and family.
