How To Approach The Real Cost Of A Fixer-Upper

The Fixer-Upper, Short-Sale, and REO/Foreclosure have a magnitude of folks out there thinking there is a lot of deals to be scooped up. I say not so fast. Anybody buying in this market or any market better assess the pros & cons before they embark on such a venture. Do yourself a favor and follow these simple steps below first.

Price the cost of repairs and remodeling before you make an offer

Decide what you can do yourself

Check permit costs

Doublecheck pricing on structural work

Check the cost of financing

Calculate your fair purchase offer

Include inspection contingencies in your offer

All very good points Winston... I would also add to check the properties that are comparable to the subject property in a normal condition, to establish a starting point for fair market value, and start deducting for repairs etc.,

Good Morning Winston - those are  very wise suggestions.  Most people see the glory of this from the shows on TV.  The reality sets in.

Good morning, Winston... I've found that most people totally underestimate what a fixer upper will cost them. And there are always surprises as you start the work that add to the cost and that has to be factored in as well.

Winston, a very god list. That said I'm with Gloria #1, the first and foremost thing is to decide a price range for the home when finished. With that done, one can use your list and work backward to determine an offer price!
