Yes, the ban would have to approve the sale, as they are taking a loss.  I have been in touch with the bank and they are open to the short sale.  That really is the biggest issue.  So many agents throw these homes on the MLS as short sales and have never addressed the issue with the bank.  Knowing that the bank is going to be agreeable to the short sale and getting an idea as to what percentage the bank expects to get.  One lender I am working with expects to recover 95% of the debt or 95% of the value of the home.  Each lender is diffrent and that is why it is crucial that you have made contact with the bank and know what they expect before you post a short sale in the MLS.

Yes, looks can be decieving and it's not always about curb appeal.  She bought the cabin and then spent some money making it what it is today.  It's a shame things didn't work out and she has had to sell the properrty.
