Fall is around the corner (at least I hope cooler temperatures are on the way) and another Summer real estate season is in the books. The monthly numbers for August are below and I take a few things away heading into Q4 that impact the level of inventory and days on market.
- A number of builders found themselves coming online at the same time and probably took a bit longer than anticipated to complete their projects adding to new construction available.
- I see a few investors who missed the mark, and their flips are sitting with some less than desirable finishes or quirky layouts (if the only way to the backyard is through the master bedroom that's going to be an issue!).
- Some sellers have become a little over confident with pricing and condition. Yes it is a hot market in Austin, but there is still a level of sanity. Spend time addressing those repairs / touch-ups you've been meaning to do before hitting the open market. Visit current / pending homes on the market now to see how you stack up....yes, we do this with sellers!
