junk eviction before photo

OK, so we traveled a littler farther than we would normally like to, but I wanted to see if it was worth it to use our truck and guys to pull the junk out.  The trailer we use for jobs like htis is 250 cubic feet.  That is 5ft. wide by 10 ft. deep by 5 ft. high.  That's a lot of junk!  Our worst to this day was a storage unit that was a 10 ft. by 20 ft. unit with junk piled 8 ft high....we were shocked!

So, this job was a foreclosure property.  We were hired by the Realtor to come in and do the clean up.  The distance to this job made giving an estimate a little difficult and not cost-effective.  We eneded showing up on the job and opening the garage door to find the junk shown in the picture above.  The Realtor had guessed we could get it all in one load.  I personally believe we have excellent pricing.  I can also understand the Realtor wanting to save money, but THIS was definietly not one load.  If I rolled in with a huge dumptruck we could have pulled it all in one load...guess what that would do to our pricing.  Belive me, we make every effort to make the junk fit...including tearing items apart or bending them into shapes they were never intended to be in.  Items in this JUNK EVICTION (tm) included the sleepr sofa you see in the pic, yard debris and dog mess you don't see, two metal pool ladders, carpet rolls, a TV, mirror, two huge metal boards used for flooring, bicycles, a porch swing with metal frame and tons of just "stuff".  The stuff is usually not a problem...it is when you we have to shovel items up that the job tends to slow down.  Debris and gravel like this can be very heavy and can typically cost more when go to weigh in at the landfill.  Debris, gravel and dirt also take considerably longer to load thus increasing our company's manhour costs.

Anyways, this job went very well.  My point in telling the story is to prepare Realtors for the reality that some jobs are bigger than they appear.  You know as well as i do that many people abnadon the junk they have been carting around for years, or they see no point in cleaning up when the cards are stacked against them.  Maybe it's there way to get back at the bank.  Unfortunately, I would really guess they just feel defeated, and their feelings regarding cleaning up for the bank are a little bruised.  These situations call for our wonderful group of guys to come in and help everyone (including the bank) move on with life.

Let me know if ever you need someone to take some stuff from cleanups. Preferably items I  might be able to salvage and sell. This can save space on your trailer. I can also mobilize inexpensive staff to perform outsourced cleanings in the phoenix and surrounding areas.

I work with http://www.rhodeislandestatesales.com Who sells the good stuff, antiques and valuable stuff at an estate sale before we clean up. We use the leftover usable stuff to provide furniture etc. for homeless veterans when they get a place.    Chico

Hey Lisa, thanks for the tip. I heard the same thing from someone else. Also, they said that lenders, banks, and so on were hiring commercial cleaning services to do the cleanouts. I had seen the office cleaning package you were talking about and thought that moght be a better and more long term business, plus you can do cleanouts if you own a commercial cleaning business.

The foreclosure cleaning business isn't very good. I should have kept my money. These companies hire one company to do everything from plumbing, replacing falcets, ceiling fans, patching drywall and painting, cleaning or replacing the carpet, and so on. They don't hire the cleaning out seperately, so unless you're ready to provide all these services and more forget about it. Plus, you are always looking for your next job. That's my two cents,  Sandra

If you are interested in getting involved in the business of cleaning out foreclosures/repossesed homes.  You need to first be ready to work.  This is REAL bonifide business that does require expertise.  You cannot buy a 13 page booklet and expect to get work from the professionals in this industry.

You also shouldn't buy a manual from a website that suggest that it is ok to remove property from a home and take ownership.  That is called "stealing"!

Listen, there are rules and regulations that you must know about and adhere to in order to do a good job for your clients.  You must also be aware of proper procedures.

I live in Ohio, and the foreclosure cleaning business is dead throughout our entire state. IT SEEMS LIKE WHAT LITTLE WORK THERE IS OUT THERE IS BEING DONE BY CONTRACTORS OR COMMERCIAL CLEANING SERVICES. wHAT I COULD GET MY HANDS ON WAS $12-15.00 AN HOUR, FORGET ABOUT THAT. HEY, YOU REALLY NEED TO TEST THE WATERS IN YOUR AREA BEFORE PURCHASING ANY TYPE OF MANUAL.

UNLESS YOU LIVE IN A VERY DEPRESSED AREA, THERE IS NOT ENOUGH FORECLOSURES. PLUS THEY WANT EVERYTHING DONE, INCLUDING PLUMBING, ELECTRICAL, AND SO ON. A LOT OF PEOPLE ARE NOW BEING CREDITED FOR LEAVING THIS HOMES IN GOOD SHAPE BECAUSE THEY ARE WANTING TO RENT SOME WHERE NOW AND EVENTUALLY BUY A HOME AGAIN. NOW, THE ONLY HOMES BEING LEFT TRASHED IS EVICTIONS. THERE IS NO REAL FUTURE IN THIS TYPE OF CLEANING, AND TO TOP IT OFF THE GOVERNMENT IS BAILING OUT MOST FORECLOSURES NOW WHICH IS DRYING UP THE MARKET EVEN MORE SO.

DO NOT BUY FROM THESE SCAM ARTISTS!!!

They are HORRIBLE. They are rude, have absolutely NO CUSTOMER SERVICE SKILLS whatsoever and don't give a darn who they steal money from.

I ordered my cash for cleanouts kit on May 6th. On June 2nd I still had not recieved anything and get a phone call from their merchant services asking me if I knew who the person that charged $186.95 on my credit card was.  I told them it was supposed to be for a foreclosure cleanout kit and they said "That's funny, it says here you ordered a DJ kit"...I said "A DJ kit?? As in Disc Jockey???" the person on the other end said yes and suggested I call the merchant who I ordered the foreclosure cleanout kit from.

I called and left a message and got no call back so I decided to try the "online chat" to see if I could get any answers. The person chatting on the other end was the rudest person ever. When I told them what happened the response was we sell both (DJ kits and foreclosure cleanout kits!) and "you'll get what you ordered". When I asked when, they tell me to allow 7-10 days for delivery. My response was that it had been over three weeks and they barked "no it hasn't" without even verifying when the order was placed! Then he/she types "someone will contact you about this, have a nice day" and disconnected me from the chat!  I was FLOORED. I couldn't believe these people did business like this.

I re-connected to the chat and the same id replied. When I gave them the date of their confirmation email (on May 6th) and told them I didn't appreciate being disconnected without even being allowed to finish they cut me off again and said "anything else?". I said if this is how they did business I just wanted a refund and they replied "I will give you your refund right now. Have a nice day" click (again!)

A few days later I still had no refund and I wanted the $186.95 back on my card, being that after a month I had no product and got nothing but complete rudeness and unprofessional behavior. I decided to call the # on thier site and the person that answered was just as bad (maybe it was the same person). Extremely short, rude and did not let me finish a sentence! I tried explaining that I ordered on 5/6 and hadn't recieved my order. Before I could tell them I was promised a refund I was cut off and asked for my name and immediately placed on hold. The woman gets back on the phone and says "did you already cancel this order?!" I replied "yes" and (once again) before I could tell her that I was calling to inquire about my refund she cuts me off and says "if you cancelled your order than why are you asking about a shipment!?" "You'll get your refund!" - click (again!)

Can you believe these people??!!!   I still have no refund and am now going to have to dispute the charge with my credit card company! What a bunch of jerks. I could just imagine what GARBAGE I would have gotten in thier so-called "system"!

STAY AWAY from cashforcleanouts.com. They are a complete scam!!  You will be charged almost $200 bucks and get nothing and to add insult to injury you'll get treated like crap if you dare inquire about your order after a month goes by and you get nothing. Worst "company" (if you could call them that) I have ever had the displeasure of dealing with!!

So from the grape vine, if your loosing money in man hrs now.  It is only going to get worse in the near future.

Trashout's and maid services not to mention the lawn care and initial services. Going to take more time fore all aspects of the work load.The CEO just gave out memo to all REO contractors that they will expetc more fore less. Good luck for any one trying to start doing this. A 1/2 hr lawn job  just turned into 1 & 1/2 hr job etc.etc.etc

I don't see how they expetc to have curb appeal. When water & power are  off. No thing is going to stay alive!

THERE IS NOT AS MUCH WORK AS THEY SAY THERE IS, AND IT DOESN'T PAY WELL. YOU WILL KILL YOURSELF FOR LOW PAY AND SPORADIC WORK.  LISTEN TO THE WAY THEY TALK ON THEIR WEB SITES, TALK ABOUT FANTASY NUMBERS YOU WILL MAKE AND THE HARD SELL THEY GIVE YOU. My friend started in the foreclosure services industry in 2002 with an old truck and a borrowed trailer. He now doesn't owe a dime on his home, boat, trucks, cars or anything and his brother is his partner who is also totally debt free. They work very hard and have put all they have into it and it has paid off. Having said this, don't think you can do it too just because they did. They have several trucks with crews that work for them as employees as well as a lot of sub-contractors who provide their own equipment. I would guess they have over 75 trucks and crews. If you want to be self employed just know that's a big difference from being a business owner. Being self employed means you are still employed. This is a hard business to get into and hard work once you get in, 7 days a week, 12 to 14 hour days, cleaning up behind the nastiest people in the dirtiest houses you can imagine. Trucks are not cheap and gas or diesel burns fast. Employees don't have a vested interest so they don't care if they break your $7,000 zero turn mower. If you go to a property and fail to bid something you may have to do it for free, like remove a nasty refrigerator or pay for a new roof just because you didn't take a picture of it and submit a bid to take care of it. When you agree to work for one of these companies you have to be willing to do every job they send you or you can loose the contract. That means you may have to do jobs that you loose money on in order to get the ones you do make money on. Some areas are way better than others, for example, a contractor in one city may get a lot of REO clean outs that pay really good while a contractor for the same company in another city may only get a few REO's and spend most of their time mowing grass, which is not even close to as good. An REO may pay over $1,000 and may take only a few hours compared to grass cuts that take 45 minutes or more and only pay $50. So when you hear about people making a lot of money, it may be true. But that doesn't mean everyone in the industry is making that kind of money. A guy with 4 trucks and crews may gross $500,000 a year doing mostly grass cuts while another guy with 4 trucks and crews will gross $2 million doing mostly REO's, with about the same overhead. The first guy is broke and the second is in good shape, I know them both personally. Be careful what you ask for, you just might get it.

We recently purchased EZ Assembly here in NYC and brought in our management, technicians, and ideas. Along with providing handyman services for several management companies we recently began cleaning out foreclosures for both realtors and banks and it has been a great expierence for all involved. We donate most of the salvageable furniture and household items to several non-profit groups that help the underprivlidged and people starting over. Believe it or not.... that has been the most rewarding part of this venture. Not saying we're not making a good profit, but it's grrrrrrrrrrrrrrrreat to hear how happy people are when they get furniture that otherwise would have wound up at some dump. Any positive responses you are reading here are either paid for or someone begging for work. Is this still a viable business? Seems like the foreclosures here in the east San Fernando Valley has dried up. I was thinking about doing this business in L.A. County, San Bernardino County, Ventura County, etc. so I could generate enough business on a daily basis. Does this make sence? Any responce from real Clean out business owners is appreciated. Please don't respond to try and sell me an ebook.

Guess what? You don't need a manual to tell you how to do this. It's real simple. Start a cleaning business, call a realtor and go from there. If it's slow at first, get some commercial cleaning accounts. You can do these forclosure jobs in between the real cleaning work. In the meantime you build some solid cleaning accounts. Why would you buy a book for 180 bucks just to be told "call a bank" or "call a realtor"? There's nothing a book can tell you that you can't figure out through the course of just doing it.

Foreclosure cleaning is hard work and hard to find. The banks, lenders, and everyone you are sent to want you to clean for nothing. You are always trying to find your next job. By the way, you don't need the cleanout foreclosures manual, you can get listed on these sites anywhere. You just go long periods between jobs and it doesn't pay.
