Wait, wait!! Two Realtors walk into a closing...(make up your own ending and let me know)

But, seriously folks, I feel playful today because I haven't had a buyer or seller since I don't know when! When I joined the ranks and donned to Realtor suit of armor I have not saved a wench from the bad mortgage dragon or pulled, from the jaws of certain financial ruin, an elderly retired couple buying their first condo on the shores of lake Michigan.  I have been polishing my Realtor skills, taking classes and studying "tech knee ques" for proper client/property management.

I am doing floor time today and I have had the good fortune to sit by the window. Of course (woe, is me) there is a storm blowing in. 'magine that, how strange for Michigan! Yet it is a nice view and there's a beautiful twenty five foot pear tree all in it's coat of white Fleurette's and a six foot tall Japanese red maple! Large white southern style column frames the window and I feel like I am Alfred waiting in stately Wayne manor for the masters return.

The other day one of my sellers from the January thaw decided to rent out his house without letting me know! I was working on getting him a land contract for 215k with 25k down @ 7.5% percent. If he put that 25k in a high yield C.D @5% plus the 7.5% from the deal he would have a return of 12.5%...BUT NOOOOOOOOOOOOOOO!  Stupidity swooped in and opened that box of chocolates and he went Gump! Also he is mad at me for the deal falling through! What's that saying, THE HUMOR IS ON ME NOW!!!

Have a great day in the trench's my brethren and sisteren...peace out

Angelo, love the tractor you're standing beside. Tell us about it. Classic tractors - Americana at its best.

I will be joining you in the ranks of floor watchers tomorrow and then to my Open House. It should be a day full of possibilities.  I'm determined to come out with a few new clients. There is a bright side to everything.

I have been in the business almost 18 years and I still like to do floor time. It gives me the opportunity to meet and greet people plus visit with other realtors in the office. I am showing homes today to a buyer I picked up a couple of weeks ago. YES, a real buyer moving in from another area. She told me when she called that she wanted to work with me because I was the most professional of the realtors she had spoken with that day. Now tell me it's a waste of time. She will buy too!

Hello Steve. That is 1930's Farm All regular. It is not mine but I hope to restore one, one of these days. I have a 1950 Farm All Cub restored and a Ford Golden Jubliee work horse. We own 11 acres and they are always on the prowl. I use the cub to haul water to our trees ( 120 ) and then to water our small pines that are the beginning of our tree farm. My beautiful Bride is a avid gardener and loves to play in the dirt. Being from farm stock myself I knida like that. The Ford does all our donkey work, hauls the plow and brush hog driveway rake etc. When I can afford to buy a new John Deere I will retire the Jubilee and restore it, it amazes me that it is almost 60 years old and still works as hard as I can beat it. Thanks for asking Steve and check out Farm All Cub forever web site for some more photo's

Hello Peter, I love open houses. I am doing three this month. As a matter of fact tomorrow will be my only "day off". Even though I will be plantings trees tomorrow the cell will be by my side. Floor time is vital to an new agents such as myself and a good way for vet's to keep their skills sharp. Good luck tomorrow, I'll leave an offering at the feet of the real estate gods.

I did floor time for about 3 months while not employed.  I did not yield any results.  I also did open houses, and none yielded results.  I don't believe it was my efforts, or lack of.  For me, I love the industry, yet I happen to come across people who were undecided.  As much as I love the real estate life, I need a steady income, that will also let me sleep at night.  I will continue the race that is set before me, but look to the prize.  May I hear only good things about all your efforts.  Lu
