Looking for closure?
Getting a home ready to sell starts with improving the property. Making repairs, enhancing curb appeal, de-cluttering, updating are pertinent actions before listing so consumers can clearly see themselves there.
Creating traffic allows potential buyers to compare price, condition and location. These three factors are necessary to determine days on market and desirability.
- Price a home too high and it will just sit, eventually people may begin to wonder if there is something seriously wrong. Low-ball offers may come rolling in as a result. Motivation or lack of, will show itself immediately. A Comparable Market Analysis will guide the list price and contains reliable data backed up by actual sales in the neighborhood.
- Homes in good to great condition may sell quicker than ones needing updating or in dire need of repairs. Bumping up the curb appeal on the exterior with a fresh coat of paint and sprucing up the interior to widen mass appeal is a fantastic idea. New appliances can wow potential buyers as well as updating carpeting or refinishing wood floors.
- Potential buyers, when looking at neighborhoods may be searching for a strong sense of community. Some deciding factors may be quality of schools, work related or location of supporting infrastructure such as grocery shopping, leisure activities, medical and worship facilities. Future sell-ability down the road is also a viable consideration.
Putting emphasis on getting feet through the door will get the home SOLD, creating closure for everyone involved. After all, buyers and sellers need it to move forward. Lenders, title people, home inspectors, home stagers and real estate agents require it, for business sake!
Happy sales all!
