I had a strange call from another Real Estate agent the other day. He said, "I see you have such and such address listed as PS (pending sale)". I said, "Yes, You are correct, I do." He said, "Did you steal my customer, you know there is so much of that going on these days." I said, "Why, no, I didn't steal your customer." I said, Why, who is YOUR customer?" He said, "John Doe." I said, "Well, I don't know John Doe, and as a matter of fact my customer is a woman and she is from XYZ state, not a local." He says to me, "Well, John Doe has been trying to buy that property for month's now and to no avail." I said, "I'm sorry." I'm THINKING (not asking) what did you all offer? My customer offered 3% less than the asking price, was no longer listed (I did relist it first.) and the offer was accepted. Sorry I said, I don't have any need to "steal anyone elses customer's".
Are you KIDDING ME? This was a strange phone call.

#2. How would you respond?
#3. If this agent is so good, why didn't he negotiate the deal for a good outcome for his customer?
#4. If he couldn't negotiate the deal, perhaps the offer was unreasonable, yes/no?
#5. If his customer [HAD] contacted me, is that stealing?
#6. Do I have to tell him my customer was not his customer? Do I have to tell him anything? or should I have just politely said he must be confused?
#7. What would you have said?
