This week was beautiful, although a bit too humid for even long time locals. Of course, relief was close by in either Hanalei Bay or Anini both of which are amazing places to escape from the heat. It seems most everyone was enjoying time at the beach, as real estate activity was minimal. Here is your condo update:

Nihilani 25B is once again on the market priced at $625K. It was previously listed from 8/09 to 8/10 for $599K. The sellers bought this unit from the developer in 12/06 for $776K.

Back on the Market:

After being withdrawn on 9/22, Plantation 1522 returned to the market still priced at $629K. The only sale of this unit was from the developer in 3/06 for $536,066.

Sales:

Emmalani Court 110 closed at $1.150M cash while listed for $1.195M. The seller paid $1.079M in 8/14. Pali Ke Kua 216 sold for $1.025M with a list price of $1.2M. The most recent sale before this one was in 8/01 for $640K.

Price Changes:

After 219 market days, Paliuli 5 reduced from $599,900 to $589,900. The last sale was in 2/02 for $250K.

After 249 market days, 4231 Kekuanaoa went into escrow priced at $1.995M. The previous purchase was by auction in 12/14 for $1.617M.

Sales:

3953 Aloalii sold for $2.2M cash while listed for $2.299M. The seller paid $1.8M for this home in 4/07.

Price Changes:

4851 Victoria Loop reduced $10K and is now $799K. The last sale was in 9/98 for $199,999.

It looks like we are on our way to surpassing the 78 sales last September as we already have 63 and still have another week to go. I think we’ll make it!

Don’t forget today, Sunday, is the last day of the annual Pow Wow in Kapaa at the Beach Park. Fun for everyone-it closes at 6PM.
